LL are seeking a Building Manager to join our property management department. We are the largest and longest established Commercial Property Management business operating in the Irish commercial property market. Our client list includes many of the most established Irish and International commercial investors. We are continually investing in our Property Management business both in terms of systems and people and have an exciting role for an ambitious person to join our team immediately. This role is to assist in the management of a commercial property within the property management portfolio.
The role will suit a building manager or facilities manager with a minimum of 3 years’ experience in a commercial property management environment.
Key Responsibilities
1. Managing property to an agreed budget.
2. Managing planned and reactive works by engaging contractors via our purchase order system.
3. Reviewing works done and approving invoices via our Yardi Property Management System.
4. Working with senior team members to prepare budgets each year.
5. Working with senior team members to review expenditure quarterly and at each year end.
6. Liaising with Tenants on a regular basis regarding general operations within the properties managed.
7. Reviewing, negotiation and tendering works to contractors in respect of service contracts.
8. Preparation of reports for clients andsenior team membersregarding the condition of properties.
9. Managing planned preventative maintenance programmes and asset registers.
10. Implementation and management of Health and Safety and Insurance requirements.
11. Liaising with insurance brokers with any queries which may arise.
12. Regular on-site visits anddocumenting inspections of the properties managed.
13. Implementing and managing Environmental, Social and Governance (ESG) initiatives.
14. Uploading key data for properties managed to a selected ESG platform.
Person Specification
15. Property or Facility Management qualification required.
16. Technical knowledge and/or Facilities Management experience.
17. Effective communicator with strong interpersonal skills.
18. Can-do attitude and team player
19. Excellent IT and Organisational Skills.
20. Initiative.
21. A capability for achieving targets and meeting deadlines.
22. Organised task manager who can handle several regular deadlines.
