Caretaker
Job Summary:
We are seeking a part-time Caretaker to provide cleaning and maintenance services at our LMC Headquarters in Lisburn. The successful candidate will work under the direction of the Property Manager to ensure the premises are well-maintained and secure.
Key Responsibilities:
* BUILDING MAINTENANCE
o Ensure adequate fuel is requisitioned in good time.
o Monitor and document fuel, water, and electricity usage.
o Replace lamps, tubes, and plugs.
o Inspect and report defects on firefighting equipment.
* PORTER DUTIES
o Dispatch materials upon request.
o Manage storage containers and maintain organisation of stock.
* GATHERING QUOTES
o Oversee work carried out by contractors.
* SECURITY OF OFFICE PREMISES
o Secure premises and contents.
o Open and close the premises (unless otherwise authorised).
o Ensure all windows and doors are locked at the end of each day.
o Maintain custody of keys.
o Operate fire alarm, burglar alarm, and building security systems.
o Report any faults or suspicious activities.
o Respond to after-hour break-ins or vandalism.
o Apply grit/rock salt during snow and frost.
* GENERAL CLEANING
o Clean premises according to specification.
o Plan and report periodic work schedules.
o Recommend and implement work procedure changes.
o Monitor materials and equipment suitability.
o Maintain cleanliness of paths, external drains, and bins.
o Empty litter bins daily.
Requirements:
* Qualifications: 5 GCSEs or equivalent.
* Experience: Minimum 12 months, ideally 2 years in a similar role.
* Preferred: 2-3 years experience in a trade.
* Skills in Plumbing, Joinery, Building, Electrical, Mechanical, Stock Control, Painting, Decorating, Catering/Service.
* Strong communication and interpersonal skills.
* Ability to manage change and seek improvements.
* Attention to detail and high-quality work standards.
Working Conditions:
* Based at LMC HQ.
* Part-time: Monday, Tuesday, Thursday (20 hours per week).
* 20 days annual leave (increasing with service) + 12 public/privilege leave days (pro-rata).
* Defined benefit pension scheme.

* Salary: £24,225 - £25,732 (pro-rata, under review).
