Assistant Director of Property
At our leading all Ireland based non-profit organization, we seek an experienced individual to join us as our new Assistant Director of Property.
This leadership position is responsible for developing and implementing property strategies, ensuring the efficient utilization of assets, managing a high-performing team, innovating and maintaining the value and performance of our property portfolio, while also ensuring compliance with legal, financial, and operational standards.
Key Responsibilities:
* Develop and implement a property strategy and development plan aligned with the organization's objectives and values, including property sale, acquisition, expansion, upgrade, and redevelopment.
* Oversee the management of a portfolio of properties ensuring they meet the needs of service users and operational objectives.
* Provide expert advice on property-related matters including acquisitions, disposals, and lease negotiations.
* Lead on property maintenance, refurbishments, and construction projects ensuring quality standard and budget adherence.
* Manage the delivery of safe, accessible, and compliant environments for all service users and staff.
* Ensure compliance with Health & Safety regulations, Fire safety standards, and accessibility laws.
* Oversee the review and negotiation of leases, licenses, JMS's, and SLA's in relation to rental property and liaise with the company's solicitors to finalize contracts.
* Prepare, manage, and monitor budgets for property projects and ongoing maintenance.
* Identify cost-saving opportunities while maintaining high standards.
* Ensure financial sustainability of property portfolio through effective asset management and long-term planning.
* Work with external contractors, suppliers, and local authorities to deliver property-related services.
* Negotiate contracts and manage relationships with landlords, developers, and other partners.
* Develop effective partnerships and alliances with Housing Associations and, where procured, private developers/landlords to support the delivery of all property development schemes and the disposal of older properties to raise capital for future schemes.
* Lead and mentor a team of property managers and Heads of Property.
* Provide training and development opportunities to team members to enhance skills and knowledge.
* Advise the Senior Leadership Team on capital budgets for property-related matters to ensure effective and realistic budgets are implemented each year.
* Attend the Property Committee of the Board providing reports on all areas of property within the organization.
