Senior Project Manager Job Overview:
We are seeking an experienced and highly skilled Site Manager to oversee the construction of a 200-apartment development in Dublin City.
The successful candidate will be responsible for managing all on-site activities, ensuring that the project is completed on time, within budget, and to the highest quality standards.
The Site Manager will coordinate with various stakeholders, including subcontractors, suppliers, and the project team, to ensure smooth project execution.
Key Responsibilities:
Project Management:
Oversee the day-to-day operations on-site, ensuring that work is carried out safely, efficiently, and in accordance with the project plan.
Monitor project progress and prepare regular reports for senior management. Ensure that all work is completed to the required standards and specifications, addressing any issues that arise promptly.
Health & Safety:
Implement and enforce health and safety policies on-site to ensure a safe working environment. Conduct regular safety inspections and risk assessments, taking corrective action as necessary. Ensure compliance with all relevant health and safety regulations.
Quality Control:
Ensure that all construction activities meet the required quality standards. Conduct regular inspections and quality checks, addressing any defects or non-compliance issues. Liaise with the design team to resolve any technical or quality-related issues.
Team Coordination:
Manage and coordinate the activities of subcontractors, suppliers, and on-site personnel. Schedule and chair regular site meetings to communicate project updates and address any concerns. Provide leadership and support to the site team, fostering a positive and productive work environment. Identify and mitigate any potential delays, ensuring that the project is completed on time. Liaise with the planning department to ensure compliance with all planning conditions and requirements.
Key Requirements:
Experience:
Minimum of 5-10 years of experience in site management, with a proven track record of successfully delivering large-scale residential projects.
Experience managing the construction of apartment developments or similar multi-unit residential projects is highly desirable.
Qualifications:
Degree in Construction Management, Civil Engineering, or a related field, or equivalent experience. Relevant certifications in health and safety management (e.g., Safe Pass, CSCS) are required. Professional membership with a recognized industry body (e.g., CIOB, RICS) is an advantage.
Skills:
Strong leadership and management skills, with the ability to motivate and manage a diverse team. Excellent organizational and planning skills, with a keen eye for detail. Effective communication and interpersonal skills, with the ability to build strong relationships with stakeholders. Proficient in using project management software and tools (e.g., MS Project, Primavera). Strong problem-solving skills and the ability to think critically under pressure.
Knowledge:
In-depth knowledge of construction processes, building regulations, and health and safety requirements. Familiarity with Dublin City Council planning processes and regulations is an advantage. Understanding of sustainable building practices and energy efficiency standards.
Additional Requirements:
Ability to work under pressure and meet tight deadlines. Willingness to work flexible hours, including weekends, as required by the project.
