Senior Residential Property Manager – OMC €70,000
An outstanding opportunity has arisen for an accomplished and highly motivated property management professional to oversee the daily operations and maintenance of three prestigious OMC developments.

Key Responsibilities
* Operational Excellence: Maintain the highest operational standards across the portfolio, ensuring alignment with client expectations. Conduct regular inspections and oversee cost-effective, timely maintenance and repairs, including the execution of Planned Preventative Maintenance strategies.
* Financial & Budget Management: Prepare and manage service charge budgets, closely monitoring variances through detailed monthly or quarterly reports and implementing corrective measures as required.
* Property Performance Oversight: Compile comprehensive monthly reports providing key insights into both operational and financial aspects of property performance.
* Client & Resident Engagement: Actively liaise with clients on-site, ensuring that all OMC common areas are maintained to the highest standards, fostering a harmonious and well-managed living environment.
* Sustainability & ESG Initiatives: Work closely with the Divisional Director and property management team to drive Environmental & Social Governance (ESG) initiatives, embedding sustainability best practices and accreditation processes.
* Team Leadership & Development: Provide leadership, mentorship, and professional development to on-site Facilities Coordinators, ensuring exceptional service delivery.
* Supplier & Contract Management: Collaborate with the Procurement Department to negotiate and manage supplier contracts, ensuring compliance with procurement policies and conducting regular performance reviews.
* Strategic Meetings & Compliance: Attend bi-weekly Residential Department Management meetings, contributing strategic insights and operational updates. Organise and lead quarterly Directors’ meetings and annual general meetings, ensuring timely execution of budgets, AGMs, and financial audits.
* Health & Safety Compliance: Uphold stringent compliance with health and safety legislation, implementing best practices and procedures across multiple sites.
* Cross-Departmental Collaboration: Work in close partnership with Procurement, Building Services, Professional Services, and Building Maintenance teams to deliver a superior property management service to clients.
This exceptional role offers a highly competitive salary in excess of €70,000, significantly above industry benchmarks.
