Job Title: Caretaker
To provide cleaning and maintenance services under the direction of the designated line manager at LMC's leased premises.
Principal Accountabilities:
1. Building Maintenance:
* Ensure adequate fuel is requisitioned in good time.
* Monitor and document fuel, water, and electricity usage.
* Replace lamps, tubes, and plugs.
* Inspect and report defects on firefighting equipment.
2. Porter Duties:
* Dispatch materials upon request.
* Manage storage containers and maintain organisation of stock.
3. Gathering Quotes:
* Oversee work carried out by contractors.
4. Security of Office Premises:
* Secure premises and contents.
* Open and close the premises (unless otherwise authorised).
* Ensure all windows and doors are locked at the end of each day.
* Maintain custody of keys.
* Operate fire alarm, burglar alarm, and building security systems.
* Report any faults or suspicious activities.
* Respond to after-hour break-ins or vandalism.
* Apply grit/rock salt during snow and frost.
5. General Cleaning:
* Clean premises according to specification.
* Plan and report periodic work schedules.
* Recommend and implement work procedure changes.
* Monitor materials and equipment suitability.
* Maintain cleanliness of paths, external drains, and bins.
* Empty litter bins daily.
6. Planning and Organising:
* Ensure service provision is of high standard.
* Self-motivation and time management are key.
7. Decision Making:
* Recommend appropriate maintenance requirements.
Knowledge, Skills & Experience:
* Qualifications:
o 5 GCSEs or equivalent.
* Experience:
o Minimum 12 months, ideally 2 years in a similar role.
o Preferred: 2-3 years experience in a trade.
* Skills:
o Plumbing, Joinery, Building, Electrical, Mechanical, Stock Control, Painting, Decorating, Catering/Service.
o Strong communication and interpersonal skills.
o Ability to manage change and seek improvements.
o Attention to detail and high-quality work standards.
Environmental/Physical Conditions:
Based at LMC HQ.
Outline Terms & Conditions:
* Part-time: Monday, Tuesday, Thursday (20 hours per week).
* 20 days annual leave (increasing with service) + 12 public/privilege leave days (pro-rata).
* Defined benefit pension scheme.

* Salary: £24,225 - £25,732 (pro-rata, under review).
