Position Overview:
We seek a detail-oriented and proactive Schematic Estimator / Project Manager to join our commercial and industrial Advisory Services team.
This dual-role position is responsible for preparing early-stage project cost estimates during due diligence and managing projects from preconstruction through handoff to the construction department.
The ideal candidate has experience in both estimating and project management, with a strong understanding of the development process, construction methods, and market pricing.
Some travel is required for site visits, including day trips and short overnight stays (typically 1–2 nights).
Key Responsibilities:
Schematic Estimating (Preconstruction Phase): Collaborate with development, design, and acquisition teams to prepare conceptual and schematic-level cost estimates for bringing properties up to IRG Leasing Standards.
Analyze architectural plans, site conditions, and specifications to generate accurate construction cost projections.
Conduct scope take-offs and develop cost breakdowns for commercial and industrial facilities (warehouses, manufacturing, flex space, etc.)
.Coordinate with subcontractors, suppliers, and consultants to gather pricing data and validate assumptions.
Support value engineering efforts and assist in establishing initial project budgets.
Coordinate with in-house architectural design services to align schematic plans with estimates.
Due Diligence & Feasibility:
Evaluate property, site access, utility availability, zoning, and entitlement constraints to assist the DD team during site acquisition.
Coordinate with third-party PCA consultants, environmental consultants, geotechnical engineers, and surveyors to obtain necessary reports and studies.
Review and interpret ALTA surveys, Phase I/II environmental reports, geotechnical borings, traffic studies, and title exceptions.
Identify site development risks and provide input on cost and timeline implications.
Prepare site logistics analyses and collaborate with municipal agencies to understand permitting requirements.
Project Management:
Develop, manage, and oversee special projects from conception to completion.
Special projects include specialty, energy, green initiative, and property system improvement projects.
Develop and manage project schedules, budgets, and procurement plans.
Coordinate opportunities for rebates and financing.
Serve as an owner's representative in coordination with architects, engineers, general contractors, and city agencies.
Monitor construction progress, manage change orders, and ensure quality control and safety compliance.
Review capital projects for completeness, necessity, VE opportunities, and scope.
Qualifications:
Bachelor's degree in Construction Management, Mechanical Engineering, Architecture, or related field.5+ years of experience in commercial or industrial construction, including estimating and project management roles.
Proficiency in construction estimating software (e.g., Bluebeam, PlanSwift, RSMeans) and project management tools (e.g., Procore, MS Project).Strong understanding of construction means and methods, site logistics, and local building codes.
Excellent communication, analytical, and organizational skills.
Ability to manage multiple projects and deadlines in a fast-paced development environment. Preferred
Qualifications:
Experience working for or with a commercial/industrial developer.
Familiarity with design-build and adaptive reuse projects.
