Provide day-to-day coverage for reactive requests from clients and planned fabric maintenance. To take the lead in providing Facilities Management on the client premises. Report to the Hard Service Team Lead. You will assist and take ownership in providing Facilities Management & Facilities projects, including Contractor management, Facility inspections, assisting the Technical Team, planned maintenance activities, office moves, administration, logistics, H&S, and Energy Management of the highest quality, enabling the business to carry out their business activities in a safe, comfortable, productive & cost-effective environment.
Main Duties and Responsibilities
1. Carry out planned Maximo preventative maintenance on all building fabric under our control as per the Maximo PM system schedule and close out on time.
2. Carry out routine property & facility inspections as per schedule.
3. Responsible for clients' service contracts.
4. Assist with Engineering helpdesk requests, carry out and close where needed.
5. Raising Purchase orders for reactive works and daily contracts.
6. Carry out toolbox talks.
7. Organising meeting room layouts for events.
8. Audit prep work and regular site walks to determine areas that require attention.
9. Assist the engineering team to carry out planned preventative maintenance on all equipment under our control as per the Plant CMMS / CAFM system.
10. Ensure that all contractors and staff are H&S compliant, including managing and creating documents for SSOW, RAMS, Permits, etc.
11. Monitoring of all subcontractors and their associated services.
12. Assist subcontractors to allow them to carry out their tasks, for example, signing in, getting work permits, and showing to the area of work.
13. Maintain appropriate records in line with Good Practice requirements.
14. Maintain a high standard of cleanliness and Good Practice, and ensure compliance with the 6S (Sorting, Simplify, Sweep, Standardise, Sustain, Safety) during maintenance work.
15. Maintain an internal 'Best Practice' regime and encourage continuous improvements.
16. Liaise with the service desk / Team Lead and respond to all non-technical queries in a timely manner to ensure conformance with the relevant Service Level Agreement.
17. Carry out reactive tasks that will enable repairs to building fabric.
18. Assist with the moving of plant and equipment as deemed necessary by the client.
19. Reporting any out-of-place findings to the client and Team Lead.
20. Assist with the writing of procedures.
21. Ensuring all facilities activities and requests are tracked and resolved promptly per the SLA. Ensuring that feedback is provided on each issue.
22. Liaising with department engineers and other support personnel to identify and solve problems.
23. Assist with the drive for 'Cost Reduction Initiatives' across the site from providing ideas through to implementation. This should also include Energy Saving Opportunities (ESOs).
24. To be a self-performing technician and continuously strive for self-improvement.
25. Carry out the daily checks on site as per client requirements.
26. Ensure any training deemed necessary by your line manager is completed within the agreed timeframe. ISO & Human Focus.
27. Must be willing to take on and familiarize with all relevant site systems as deemed necessary to complete the role.
28. Assist with all queries regarding quotations and purchasing when requested.
29. Take on ad-hoc projects from time to time as deemed necessary by the Client and/or Team Lead.
Person Specification
1. Must appreciate the importance of taking ownership of certain functions as allocated to the role.
2. Must be physically fit, as this can be a demanding role.
3. Excellent interpersonal and communication skills.
4. Ability to be flexible and adaptable.
Qualifications and Experience
1. At least 3 years' experience in a similar position and environment.
2. Previous experience working in a building services maintenance role.
Working Pattern
Monday to Thursday, 8 am to 4:30 pm, and Friday, 8 am to 3:30 pm.
