ROLE:
Project Quantity Surveyor
Main Duties and Responsibilities:
1. Ensure compliance with Kilcawley Construction Quality Management System & ISO 9001.
2. Ensure compliance with Kilcawley Construction Environmental & Safety Management System & OHSAS 18001 and ISO 14001.
3. Manage the commercial aspects of the project designated under your remit, ensuring they are properly managed and controlled, and that commercial strategy is developed and delivered in accordance with the requirements of the business.
4. Under the guidance of a Contracts Manager, procure packages and agree payments.
5. Carry out all Quantity Surveying duties including measurement, procurement, cost monitoring, cost control, reporting, preparation of interim payments, and settlement of final accounts in a professional manner and in accordance with company guidelines.
6. Reconcile Contract Documents versus Tender Documents received.
7. Maintain Project Variation Folders to include all Variations details, prepare and maintain a variation log, and monitor project requirements in terms of variation notifications.
8. Prepare subcontractor and supplier enquiry packages from Contract documents.
9. Review and reconcile bills of quantities versus other Design documents.
10. Analyze subcontractor and supplier quotes received for compliance with the Contract documents.
11. Prepare Internal Subcontractor Payment Certificates.
12. File all Project records in accordance with the Project Filing matrix requirements.
13. Coordinate with Kilcawley Project Team where necessary.
14. Prepare internal Project Cost reports/Project Tracker.
15. Review and monitor Project Commercial Plans.
16. Liaise with the Purchasing Department regarding material procurement schedules, specification compliance, and review of requisitions from site.
17. Assist in the procurement of subcontractor packages, in line with the agreed procurement schedule.
18. Regularly attend site and ensure sufficient records of progress are taken and adequately documented.
19. Produce information for the cash flow forecast for the project, updating monthly and after the issue of any updated programmes. Ensure that Sub-contractors submit monthly valuations in line with dates agreed at the pre-contract meeting.
20. Produce information for the monthly internal valuation which accurately reflects the true value of the work completed to the end of the given period.
21. Prepare information for the monthly sub-contract liabilities report, ensuring that all Subcontractors are valued in line with the views taken in the internal valuation.
Requirements
1. Degree educated in Quantity Surveying with some post-graduate experience.
2. Strong on technical construction details.
3. Experience in, or understanding of, residential construction would be a distinct advantage.
4. Excellent negotiation skills.
5. Must be very organized and have excellent time management skills.
6. Must have excellent verbal, written, communication, presentation, and IT skills.
7. Ability to work independently and with cross-functional teams.
8. Proficient across the full MS Office suite.
9. Strong attention to detail.
10. Strong team player with the ability to work independently as needs arise.
