Job Title: Contracts Manager
Location: Dublin City Centre, Ireland
Project Overview:
* Hotel Project: Construction of a luxury hotel with over 100 rooms, including amenities such as a restaurant, bar, fitness centre, and conference facilities.
* Apartment Project: Development of a medium-sized residential apartment complex including underground parking, communal areas, and green spaces.
Key Responsibilities:
* Contract Management: Draft, review, and negotiate contracts with contractors, subcontractors, suppliers, and clients.
* Ensure all contracts comply with legal and regulatory requirements.
* Manage contract lifecycle from initiation to completion, including amendments and close-out.
* Project Oversight: Coordinate with project managers to ensure contract terms are being adhered to.
* Monitor project progress, addressing any contractual issues that arise.
* Financial Management: Manage project budgets and ensure cost control measures are in place.
* Review and approve invoices and payment applications.
* Conduct financial forecasting and reporting.
* Risk Management: Identify potential risks and develop mitigation strategies.
* Ensure all insurance and bonding requirements are in place.
* Compliance and Quality Control: Ensure all work complies with relevant health and safety standards.
* Oversee quality control processes to ensure high standards are maintained throughout the project.
Qualifications and Experience:
* Education: Bachelors degree in Construction Management, Engineering, Quantity Surveying, or a related field.
* Experience: Minimum of 7-10 years of experience in contract management within the construction industry.
* Proven experience managing large-scale construction projects, preferably within the hospitality and residential sectors.
Skills:
* Strong understanding of contract law and construction regulations in Ireland.
* Excellent negotiation and interpersonal skills.
* Proficiency in project management software and Microsoft Office Suite.
* Strong financial acumen and experience in budget management.
