Our client, an Approved Housing Body, is looking to hire a Senior Property Manager. This role can be based from a number of locations throughout Ireland and will require site visits.
Overview
The chosen candidate will assume overall responsibility for the management of the AHB, reporting to the Group Head of Property and leading on reporting to the organisation's Board. The role encompasses general management of the AHB, including regulatory compliance/report, team management, tenancy management, new property development, internal and external reporting, stakeholder management, and all associated maintenance and facilities activities. Ensure compliance with the regulatory Framework for Approved Housing Regulatory Office (AHBRA).
Skills and Knowledge
* Knowledge of EU/UK based building related contract procedures, contractual principles, building regulations, building control regulations, and construction/workplace health & safety regulations.
* Skills and knowledge of property acquisition, lease negotiation, and conveyancing processes.
* Knowledge and understanding of the principles and practices in relation to housing associations and insurance.
* Knowledge of tenancy/resident management and customer relations.
* Knowledge and understanding of the housing inspection process.
* Project management and administration skills focusing on timely completion and budget control.
* Supplier management and quality assurance of maintenance provider performance.
Job Specifications
* 5 years’ experience in a senior management role with an emphasis on property or tenancy management.
* Be fully conversant with the legislative and statutory regulations relating to the management of housing.
* Demonstrate a high level of knowledge with regards to compliance with the voluntary regulation code for approved housing bodies.
* Demonstrate an understanding of landlord and tenant legislative requirements in a social housing environment, supported by legal advice as necessary.
* Have experience with both CAS and CALF Funding Schemes.
* Demonstrate a high level of knowledge of property repair and maintenance including the provisioning and management of Sinking Fund.
* Budget management experience including tenancy income.
* Experience of aspects of property conveyancing.
* Procurement and tendering experience.
* Experience in preparation of budgets and Board reports.
* Risk management experience in a property environment.
