Contract Details: Permanent Contract, 37 hours per week
Location: 11 Sean Mulvoy Centre, Sean Mulvoy Road, Galway, with flexibility to travel in Galway City and County

Job Summary
To manage a portfolio of properties from a Tenant-led perspective. To provide a person-centered housing service to clients living in Galway Simon Community Housing. Ensure our housing policies are in line with best practice and national standards for Approved Housing Bodies
Key Responsibilities
• Oversee the housing allocations process, ensuring timely advertising of vacancies with key stakeholders, conducting interviews, keeping voids to a minimum.
• Facilitate new tenant property viewings in conjunction with services/key-worker; allocate and let properties and assess transfers.
• Manage the Property and Tenant Management System and ensure all tenant and property data is accurately recorded and maintained on the system.
• Assess all maintenance/repairs aspects of empty properties, in conjunction with the Maintenance Repairs Co-ordinator, in order to quickly re-let them.
• Ensure rents are set as per Galway Simon Communities Rent Management Policy and deliver rent collection and management protocols in line with this policy.
• Respond promptly and effectively to any incidents of Anti-Social Behaviour; neighbourhood nuisance complaints; breach of tenancies, including preparation of disputes to the Residential Tenancies Board.
• Attend residents’ meetings, and other meetings such as management company meetings and AGM’s, as required.
• Work as part of a multi-disciplinary team and liaise closely with other team members, supporting Galway Simon clients.
• Liaise with the Maintenance Repairs Co-ordinator ensuring all maintenance/repairs are carried out in a timely manner to provide a safe and comfortable environment for clients and staff.
• Produce a monthly report on all housing management issues and key performance statistics for the area.
• Provide administrative support in compiling reports for internal or external use on organisational compliance with Housing & Homeless Standards or on research or evaluations conducted as part of the quality programme.
• Researching changes to standards, legislation or practice that may require changes to Housing Policies in Galway Simon Community
• Work within the framework of Galway Simon's Strategic Plan.
• Be familiar with and comply with all relevant Galway Simon Policies and Procedures such as GDPR, performance management, health and safety and housing.
• Undertake other occasional duties which are consistent with the responsibilities of the position, including occasional evening or weekend work.
• Contribute positively to supervision and performance management processes.
• Participate in training and development opportunities as agreed with the Line Manager.

Requirements
Essential
* Experience: At least 2 years’ experience in a housing management environment in the social housing sector/social care sector, core housing management tasks and working with the general public.
* Skills: Computer literacy with strong administration experience/skills that include Microsoft Office, outlook, word, excel and power point and excellent attention to detail
* Driving: A valid and full clean driver’s licence; access to own vehicle for work-related purposes and be able to obtain insurance to indemnify Galway Simon and carry passengers in relation to work-related duties.
* Personal: Possessing good verbal and written communication skills, have the ability to compose letters, memos and reports with the ability to work collaboratively with stakeholders and handle sensitive and confidential information
Desirable
* Educated to Degree Level (minimum level 7) in a relevant discipline.
* Professional qualification e.g. ICSH/CIH/IAVI/Diploma in Housing Studies.
* Knowledge of GDPR, RTB Legislation and Regulation requirements.
* Knowledge of the technical aspects of void, rent, repairs, maintenance.
