Our Asset management service delivers key services to our tenants and is essential in realising our commitment to ensuring our tenants continue to enjoy high quality homes and services. This Head of Service role will help in continuing the strategic development of the service and the delivery of our Asset Management Strategy ambitions for all our current and future tenants.

Role: Head of Strategic Asset Management
Location: TBA/ Hybrid options
Reporting to: Director of Housing
Terms: Permanent Post (Full Time)
Salary range: €90,229 to €116,767 (Please note that offers are typically made at the beginning to mid-range of the advertised salary, based on skills and experience)
Job Purpose:
To work with the Director of Housing in developing the strategic direction of the Asset Management team, the delivery of the key priorities of the Asset Management Strategy and high quality, effective tenant centred services to our customers.
Responsibilities:
Strategy Development and Delivery:
* Developing a strategic approach through a deep understanding of the current and anticipated future performance of Respond's homes and other assets and developing approaches to address challenges.
* Developing key strategies for ensuring that all our homes continue to meet the changing needs of our customers.
* Considering options for homes and assets that do not meet the current needs and/or expectations of our tenants or the business.
* Contributing to the assessment of potential new homes and estates including design, component and material choice, and maintenance schedules.
* Supporting the development and delivery of the Asset Management Strategy.
* Responding to key changes in Government policy, industry innovations and sector practice.
* Reviewing approaches to asset management in response to learning and tenant insight.
Leadership:
* Member of the Senior Housing Leadership Team, offering leadership both within the Asset Management team, the wider Housing service, across the business and with external stakeholders.
* Adopting customer centred and informed approaches to all aspects of the work.
* Developing staff to meet the changing needs of the service.
* Inspiring colleagues by actively living the Respond values in all that you do.
* Being a great ambassador for Respond in all your interactions with external stakeholders.
Stock Data Management:
* Maintain accurate stock information for all our homes, offices, and other buildings.
* Organising programmed and ad-hoc stock condition surveys for existing stock.
* Ensuring that all relevant stock data is captured for new homes prior to coming into management and as components are replaced through planned and reactive work.
Production of Planned Investment Programmes:
* Develop detailed (i.e. property specific where possible) annual investment programmes and indicative 3 and 5-year programmes within available budgets.
Maintenance of Indicative 30-Year Spend Profiles:
* Annually updated 30 year spend profiles will be maintained for business planning purposes.
Procurement Strategy for Asset Management Programmes:
* Develop a procurement strategy for all aspects of asset management based on projected national demand for contractors, consultants and other suppliers alike in order to deliver high quality, value for money services.
Contract Management:
* Ensure an effective contract management culture to ensure the delivery of programmes in line with budgetary, quality and delivery expectations.
Developing Preferred Product and Quality Standards:
* Develop preferred Respond products/specifications for all future replacement programmes.
Compliance & the Delivery of Key Cyclical Programmes:
* Ensure that our tenants live in safe, warm and compliant homes through the delivery of mandatory, mechanical and electrical programmes in line with all statutory and regulatory compliance.
People Management:
* Ensure that the work of the team is delivered to the quality expected and in line with agreed timescales.
Tenant Engagement:
* Develop methods of engaging with tenants and developing insights and learning to demonstrate continuous improvement in the specification and delivery of all services.
General:
* To provide a consistently outstanding service that makes a real difference to tenants' lives.
Person Specification:
Qualifications:
* 3rd level qualification in a relevant surveying, asset management, construction or construction procurement discipline or extensive demonstrable relevant experience.
Knowledge / Experience:
* Working in a property/construction related environment.
Skills and Behaviours:
* Demonstrable leadership and management skills.
