Job Purpose
The Real Estate Analyst position will play an integral part in supporting both the development and commercial teams within the business, responsible for handling the majority of the financial modelling, research and assessment of potential development opportunities, as well as supporting the ongoing financial assessment and reporting on existing development projects.
This role is ideal for someone with strong analytical skills and expertise in Excel and real estate financial modelling skills to contribute to the success of a leading Irish housebuilder and developer.
Key Responsibilities may include but are not limited to:
* Prepare and maintain development appraisals, ranging from short-form feasibility studies to detailed models. Analysis to include: cash flow modelling, property valuations, investment analyses (IRRs, sensitivity tables, scenario testing), and funding structuring (debt and equity financing), in order to assess project viability and risk.
Market and Project Research
* Conduct market and project specific research and due diligence. Perform independent market analysis (property price register, Daft, trend analysis, government initiatives etc.) as well as utilising other market resources, such as company relationships with external property advisors and consultants, to inform decision making (rents, yields, development & operational costs, projected growth). Review planning documentation, including drawings, technical reports, costings, market intel to incorporate into appraisals (note: a technical qualification and / or proficiency is not required).
Investment Reporting
* Work with business functions in drafting and preparation of Investment Memorandums and compiling supporting documentation. Be familiar with individual investment strategies and the workings of equity / debt finance and / or capitalisation structuring concepts and rationale. Assist in preparing financial reports, forecasts, and presentations for senior management and investors / external stakeholders.
* Support in the due diligence process for: potential development opportunity transactions, financing and disposals. Collect due diligence materials, utilise information to adjust underwriting, and coordinate with external legal and accounting advisors to facilitate the closing of a transaction.
General Business Function Support:
* Assist Development and Commercial functions of business on financial oversight of existing investments, to include regular updating and management of live financial appraisals reflecting changes in costs, revenues, financing, and timelines. Conduct ongoing quantitative and qualitative analyses to support decision making related to the Business Plan of the investment.
Qualifications, Key Skills & Competencies
* 2-3+ years' experience working in Real Estate sector (developer, homebuilder, PLC, REIT, banking, private equity, corporate finance).
* Bachelor's degree. Progression towards ACCA or CFA qualification a positive, but not required.
* Advanced Excel and real estate financial modelling skills. ARGUS / Estate Manager experience is a plus, but not required.
* Strong knowledge of real estate development, investment appraisal, and financial structuring.
* Strong communication skills including report writing.
* Strong business and financial acumen.
* Proficient in Microsoft office applications including Word, PowerPoint, Outlook.
* Self-motivated and ambitious.
* Familiarity with Irish real estate market dynamics, planning regulations, and construction costs.
