CONCEPT:
Overall leadership of the provision of Technical Services including Mechanical, Electrical and HVAC Plant and equipment providing contractual and legal compliance, improving operational performance and energy efficiency. Provide Technical Support to General Manager Colleague Services. Be a Point of Contact for Account Management Teams for technical support and advice including best practice.
KEY RESPONSIBILITIES:
* Maintain a PPM schedule that meets contractual and legal obligations based on SFG20 Guidelines and Manufacturers recommendations.
* Control of PPM activities.
* Management of remedial works.
* Quantify corrective actions.
* Validate Quotes.
* Review Method Statements.
* Provide support to FM through the duration of works.
* Manage and implement the ISS Safe System of Works.
* Authorising Person for Electrical Works.
* Training and assessment of Competent Persons and Site Responsible Persons.
* Maintain AssessNet Risk assessment and Method Statement Data Bases for Account.
* Management of SSoW and RAMS.
* Work with the Facilities team on customer service, communication, networking, common technical standards, quality, safety and environmental issues to ensure compliance with statutory, regulatory / corporate requirements and that documented procedures exist and are understood by all employees.
* Deliver a safe, compliant, cost effective and responsive service.
* Working with the GM & KAM to provide an efficient / cost effective management of all Suppliers which includes; lifts, building management controls and fire systems.
* Contribute to plans and strategies for the future development of facilities.
* Maximise the utilisation of the Technical Services team through training and coaching in order to minimise plant downtime and reliance on sub contractors.
* Establish and maintain excellent working relationships based on open and honest communication with suppliers to ensure confidence in our business and to present a credible and professional image.
* Ensure all work is carried out on all sites to an acceptable level and to consistent technical and H & S standards through regular monitoring of both in-house and contractor performance and competence.
* Working with the GM to develop, manage and co-ordinate a process to continually review Service Suppliers.
Account Development:
* Continually be aware of Account Development opportunities developing proposals as required.
* Demonstrate proactive approach to opportunities.
Personal Development / Team Management:
* Create, own, and manage personal development plan.
* Conform to internal reporting procedures for timesheets, expenses, etc.
* Support the management of the technical team to ensure they are effective and in line with ISS Facility Services policies and procedures.
* Ensure that adequately skilled and appropriate resources are available to meet the requirements for maintaining the Services for the Client.
* Ensure effective communication is in place for all sites ensuring you are involved in any escalation of technical problems/issues.
Relationships:
* Provide effective liaison and communication with the client, other ISS Facility Services service teams and senior management for all technical service activities.
PERSON SPECIFICATION:
Job Requirements:
* Relevant and current Electrical certification.
* Experience with computerised maintenance management systems (CMMS / Tririga / Maximo).
Essential Skills:
* Knowledge of building services/utilities, energy utilisation and procurement, business planning, and financial/budgetary controls.
* Minimum 5 years’ experience of managing a multi-disciplinary service to a complex facility.
* Proven track record of achievement in a commercial, client-facing role.
* Demonstrates experience of co-coordinating and managing Technical Services and good awareness of fit-out and H & S issues.
* Ability to prioritise workloads appropriately.
Desired Skills:
* Project management skills for overseeing upgrades and installations.
* Knowledge of energy management and sustainability practices.
Working Conditions:
This role may require occasional weekend or evening work, and the candidate should be available for emergency response situations.

Other features of the job:
It may be necessary to work alternative hours, shift patterns or unsociable hours, including weekends and sometimes more than contracted hours. As part of your job, you will be expected to attend training events and/or meetings and travel to other locations may be required. Local requirements will govern your patterns and locations of work.
