Title: Design Coordinator

Overview
Working with the Design Director to manage the design process along with Architects, Mechanical & Electrical Engineers, and Design Teams. Typical responsibilities include establishing project requirements with colleagues, design teams, and contractors, sourcing materials for internal and external specifications, providing an accurate master specification document and cost of these items while value engineering and exploring new opportunities, often alongside quantity surveyors and procurement, participating in Design Team Workshops on drawings and specifications, and implementing and managing the drawing library. Managing the show launch process from market analysis, interior design, procurement to finished show launch.
Responsibilities
Design process
1. Participate in Design Team Workshops to coordinate the implementation of the standard house types and internal data sheets.
2. Coordinate Design Team drawings and cross-reference for anomalies.
3. Build a library of standard house types and a database of comparisons.
4. Create house guidelines for the library.
5. Own asset libraries and ensure these are maintained correctly within the team.
6. Collate data information on house types of competing schemes.
Specification
1. Identify at drawing stage opportunities for new product exploration.
2. Conduct supplier visits with the design team to evaluate, value engineer, and compare the sustainability factors of products.
3. Evaluate product supply specific to quality, cost, deliverables, financial economies, availability, credit term, locality, ESG, and Gold/Silver/Bronze standards.
4. Explore new products for future schemes that meet all building regulations and compliance.
5. Document all interior and exterior finishes as per the design process into a specification document per site, coordinating with Quantity Surveyors, Procurement dept., Design Team, and Site, reflecting all company parameters. Update throughout the design process, sign off with all departments, and issue to site.
Site Coordination
1. Review units in relation to standardisation of data sheets, finishes, and specification sign-off.
Show launch
1. Assess market trends, competitor schemes, and make show house design recommendations.
2. Manage design process, procurement, and management of show house fit-out.
3. Coordinate show launch process to finish show court.
Requirements
* A recognised degree in an Architecture or Interior Design Discipline
* Strong technical knowledge
* An exceptional eye for detail and high standards
* Project management skills from initial concept through to installation and completion
* Knowledge and experience of suppliers, products, materials, their costs, and versatility
* Technical site experience working and coordinating with contractors.
* The ability to work as part of a team and independently managing your own time.
* Excellent organisation, prioritisation, and presentation skills
* Excellent IT skills and experience of AutoCAD, InDesign, Photoshop, MS Office, SketchUp
* Commercially savvy with an understanding of budgets and construction costs
* Positive, outgoing, and approachable communicator, who can lead all stakeholders comfortably through the design process and respond effectively to the company’s briefs.
* Thrives in a fast-paced and dynamic working environment, dealing with obstacles and tight deadlines in their stride.
