The key operations of the team involve providing feedback on design and timing of office product by clients (including site/property acquisition advice) moving on into full advice on marketing and leasing strategies.
Savills also provide a full spectrum of office occupier services.
Pitching to and engaging with clients at an early stage to identify the scope of their requirements, whether that may be looking to expand their business or dispose of current assets and liabilities/obligations, including leases.

Savills' Tenant Representation experts help occupiers identify and align strategic business, financial, and operational objectives with real estate requirements providing clients with acquisition, renewal, relocation, or consolidation services. Our services are distinguished by our in-depth knowledge of local & global markets, combined with strategic problem-solving abilities. We work with occupiers around the world, meeting their requirements that span a single office or a global portfolio as well as a renewal or relocation.
We regularly pitch to occupiers, directly or internationally at global enterprise level, to represent them on their commercial negotiations and run processes for them having assessed and defined their needs.
Our services include strategy development, demographic analysis, market analysis, cost of occupancy analyses (including Stay/Go cashflow analysis) and negotiations.
The Savills flex office brokerage platform, known as Workthere, is also operated in Ireland.
This service takes the stress and hassle away from finding a new flex office by assisting occupiers through all stages of the acquisition process, through to execution.

The Role As an Associate Director, this role has the key objectives of providing strategic advice to occupier clients whilst also helping to drive our business strategy and growth in this service line.
Our ideal candidate will be a Chartered Surveyor with a minimum of 5 years' experience in commercial property negotiations either in Ireland or abroad and will possess a Property Services Regulatory Authority (PSRA) license or satisfy the criteria to attain one.
Key Deliverables Managing all stages of the acquisition process from initial instruction through commercial negotiations and full legal completion Develop and execute leasing strategies to the satisfaction of all stakeholders and in line with the Savills brand Prepare qualitative & quantitative reports for occupiers which accurately detail the key real estate considerations Be an expert in Irish Landlord and Tenant legislation and demonstrate an ability to apply this knowledge in practice Drive operational excellence by creating and implementing operational systems, technology, structures and processes that drive efficiency and accuracy Ensure high levels of compliance with company and PSRA guidance, regulation and standards Formulation of in-depth market research Help drive our business strategy in increasing market share and profitability.
This will include helping to develop new and prospective clients while strengthening the Savills brand both in Ireland and internationally Develop team objectives, conduct appraisals, mentor and support the junior team members to achieve their own development goals Become recognised as an industry expert and Savills ambassador and take part in relevant industry conferences and promote the brand To have an active client management portfolio and work to create cross-departmental selling opportunities
The Person:
Masters/Degree in Real Estate/Valuation/Estate Agency or similar Excellent organisational skills with the ability to manage multiple priorities at once Hold a strong commercial acumen and a proven ability to communicate effectively at all levels Excellent verbal communication and report writing skills Chartered Surveyor (SCSI / RICS) Technically competent and numerate with thorough knowledge and appreciation of key issues influencing the market Ability to implement occupier lease strategies with strong negotiation skills A strong understanding of Microsoft Word, Excel, PowerPoint and Salesforce would be preferable.
Highly pro-active and ambitious with a desire to provide the best commercial agency advice and service in the Irish market A strong team player and reputation for discretion and adherence to commercial confidentiality A full valid driver's license and use of own car.
