Currently recruiting for a Maintenance Manager for my client who are a shopping outlet based in Dublin.
The suitable candidate will have a detailed knowledge of the operation and maintenance of mechanical and electrical services. Primary responsibilities include the management of maintenance contracts, PPM, in-house maintenance team, and external contractors. Previous experience working in a Shopping Centre/major retailer from a client-side perspective would be an advantage. The role will also involve managing health & safety and consulting with Tenants on their maintenance obligations within their units.
Duties & Responsibilities:
1. Ensure that all plant & machinery is being effectively and efficiently maintained.
2. Manage in-house maintenance team, issue jobs and monitor performance.
3. Manage the Centre's M&E and general maintenance providers.
4. Maintain & keep up to date the PPM planner for all contractors and maintenance team via the CMMS.
5. Manage the tendering of all maintenance contracts and works to ensure best value.
6. Maintain accurate stock levels for consumable items and parts.
7. Ensure all works are conducted in compliance with relevant health & safety legislation.
8. Maintain & update the site asset register and asset tag all plant.
9. Maintain the maintenance elements of the Centre's Fire Register.
10. Retain & update all drawings including new cabling, ducting & plumbing routes.
11. Maintain a high level of housekeeping in workshop, plant rooms and storage areas.
12. Make sure utility consumptions and costs are effectively and efficiently managed via BMS.
13. Ensure Tenants deliver their maintenance obligations as per the Tenant Handbook.
14. As part of the sustainability team, review, introduce and implement sustainable technologies and systems.
15. Receive and approve all contractor method statements and risk assessments prior to commencement of works.
Qualifications:
1. Degree in building service engineering or City and Guilds electrical testing and verification is required.
2. Several years practical experience within a relevant environment such as a Shopping Centre or similar environment.
3. Sound knowledge of key systems found within large commercial buildings /Shopping Centre Environment.
4. Possession of a health & safety qualification would be an advantage.
5. Experience in operation and interrogation of BMS and CMMS. Computer literate and technology aware.
