We have a new opportunity for a Senior Development Manager to join a leading residential developer on new build residential projects in Co. Dublin.
The successful applicant will lead a small team and report to the Development Director.
Responsibilities:
· Leading on financial analysis/appraisal of development projects and preparing budgets in line with their projects.
· Accountable for commercial inputs and profitability analysis of their projects.
· Responsibility for leading residential bulk sales transactions (including commercial negotiation and liaising with legal team).
· Exploiting every opportunity to add value to existing and new developments.
· Working with the underwriting team in the preparation of the business case for new acquisitions.
· Presenting to senior management and shareholders on specified projects.
· Liaising and negotiating with third parties including utility providers, local authorities, AHB’s, stakeholder groups, resident/community groups, etc.
· Liaising with the sales and marketing manager regarding all aspects of scheme designs, branding, marketing and sales/leasing of the development.
· Managing external professional teams (and associated budgets) to deliver planning consents and design against agreed programme timescales and budgets.
· Understand existing planning consents and negotiate with the local authority the detailed planning consents for their projects.
· Discharge of planning conditions.
· Working with the project management team to prepare the project for construction.
Requirements:
· Ideally MSCSI/MRICS qualified.
· Experience working on residential projects is essential with at least 7 years of experience ideally on medium to large scale projects.
· Previous experience of taking projects through the planning process.
· Knowledge of pre-construction, construction and sales/leasing process.
· Comprehensive grasp of the legal framework pertaining to commercial real estate agreements, including proficient mapping skills.
· Experienced in establishing Development Agreements (DAs) and effectively implementing their terms upon activation.
· Familiarity with the Part V process and adept understanding of due diligence procedures related to land development acquisitions.
· Excellent verbal and written communication skills.
· Proficient in Microsoft Office.
The salary will be in the region of €100,000 plus a package (vehicle or allowance, bonus, healthcare and pension).
