Job Title: Contracts ManagerLocation: Dublin, IrelandSalary: 80,000 - 85000Reports to: MD Job Overview We are seeking an experienced and highly skilled Contracts Manager with a minimum of 5 years experience in contract management within the construction industry, preferably with expertise in passive fire stopping. The successful candidate will have a proven track record in managing large-scale construction projects from concept to completion, along with experience managing a portfolio of key accounts and assisting in job pricing. This is a critical leadership role requiring strong project management, client relationship, and technical skills to ensure the delivery of high-quality, compliant, and profitable projects. Key Responsibilities Contract and Project Management Manage all aspects of construction contracts, from initiation to completion, ensuring projects are delivered on time, within budget, and to the required quality standards.Oversee contract negotiations, preparation, and execution to align with company goals and client requirements.Develop and monitor project schedules, budgets, and resource plans to ensure efficient project delivery.Conduct regular site visits and progress meetings to oversee compliance, address challenges, and maintain quality standards. Client and Key Account Management Serve as the main point of contact for a portfolio of key clients, maintaining strong, professional relationships.Deliver regular updates to clients on project status and ensure their requirements and expectations are met.Identify and develop opportunities for additional business within existing accounts. Pricing and Estimation Collaborate with the estimating team to prepare accurate and competitive pricing for new projects.Review job scopes, specifications, and client requirements to provide tailored and cost-effective solutions.Ensure all pricing aligns with both company profitability goals and market competitiveness. Risk and Compliance Management Ensure all projects comply with relevant industry standards, building regulations, and health and safety requirements, particularly in passive fire stopping.Identify, assess, and mitigate risks associated with contracts and projects.Maintain thorough documentation to support compliance, dispute resolution, and quality assurance. Team Leadership and Coordination Lead and mentor project teams, subcontractors, and suppliers, fostering a culture of accountability and collaboration.Provide direction, support, and training to team members as needed.Coordinate resources effectively to ensure the successful completion of multiple projects simultaneously. Reporting and Analysis Prepare detailed reports on project performance, financials, and compliance for senior management.Analyse project outcomes to identify areas for improvement and implement best practices. Requirements Educational Background Bachelors degree in Construction Management, Engineering, Business Administration, or a related field (required). Experience and Expertise Minimum of 5 years experience in contract management within the construction industry, with a focus on passive fire stopping preferred.Proven track record in managing large-scale construction projects from concept to completion.Demonstrated ability to manage and grow a portfolio of key accounts.Experience in preparing and reviewing job pricing, bids, and cost estimations. Technical Skills Proficiency in project management software (e.g., MS Project, Primavera) and CRM tools.Strong understanding of passive fire stopping systems, materials, and regulations (e.g., BS 476, BS EN 1366).Ability to read and interpret technical drawings, specifications, and legal documents. Soft Skills Exceptional organizational and time management skills, with the ability to prioritize and multitask effectively.Excellent communication and negotiation skills to manage client relationships and resolve conflicts.Strong leadership abilities, capable of inspiring and managing diverse teams.Analytical mindset with attention to detail and a proactive approach to problem-solving. Preferred Qualifications Membership in a professional body such as the Chartered Institute of Building (CIOB) or the Institute of Fire Engineers (IFE).Certifications in contract management or project management (e.g., PMP, RICS).Familiarity with fire safety compliance and standards specific to passive fire stopping.
