A relevant qualification, excellent computer literacy and a full, clean driving license.
Professional Knowledge:
A proven track record in the delivery of support services, including prioritisation and project management.
Proven ability to manage areas of responsibility in a pro-active and professional manner.
Excellent communication and interpersonal skills, with proven ability to negotiate/present and influence.
Role and Responsibilities Key Areas of Responsibility: To lead and manage building projects within SJOG locations and ensure that the buildings in the service are maintained to the standards required by legislation.
To ensure these facilities are such that they enhance the lives of the people we support.
* In consultation with the Operations Manager, Programme Managers and Head of Units to co-ordinate prioritise and project manage new development projects involving new buildings, the maintenance of the buildings, grounds and fixtures.
* Liaise with the procurement officer in procuring best value for St John of God community services, in line with public sector procurement guidelines.
* To liaise with the Operations manager on all building projects, engage in regular reporting on progress and associated costs with such projects.
* To ensure all building projects are adhering to health and safety guidelines and associated legislation.
* Liaising with the operations manager and procurement officer on developing tender documents for building projects.
* Monitor building projects, including meeting with successful tenderers and communicate effectively with all relevant stakeholders until completion of the project.
* Manage problems associated with the building projects including listing of defective works and managing completion standards.
* In consultation with the Operations Manager, Programme Managers and Head of Units to co-ordinate prioritise and project manage the maintenance of the buildings, grounds and fixtures.
* To liaise with the Operations Manager in relation to addressing maintenance works.
* To maintain strong oversight of projects and ensure completion of same in light with the appropriate authority i.e.
Fire Officer, HIQA, etc.
* To ensure that the buildings and their fixtures and fittings are maintained to the highest health and safety standards 12.To ensure that an efficient and effective security service is in operation so that the buildings and the fixtures are afforded optimum protection 13.To Liaise with external contractors regarding Fire and Security provision for the organisation 14.To ensure the effective operation of the Maintenance Department within the budgetary guidelines in accordance with the Orders policy on purchase requisition and supply.
To provide costing on work carried out by staff team.
* To liaise with consultant architects and contractors as directed by the Operations Manager so that building and remedial works are carried out as directed 16.To attend service-wide Health and Safety Committee meetings, and be an active member of the committee.
* To be familiar with the health and safety regulations in accordance with legislation and the services policy and to ensure proper safety standards are maintained.
* To ensure prompt investigation of all accidents and the compilation of reports as may be required.
* To comply with the fire and safety regulations in accordance with the Services policy.
* To keep up to date with the Organisations service policies and ensure their application at house level.
* To ensure compliance with the provisions of Safety, Health and Welfare at work legislation as detailed in Dublin South East Services Safety Statement.
* To maintain all records and statistics as appropriate to the post (maintenance ) and to furnish returns on a regular basis.
* To attend meetings/in-service training programmes as may be organised from time to time.
* To perform another duties which may be assigned to you from time to time by the Director or designated person.

This job description will be subject to review in the light of experience and/or changing circumstances and will include other duties appropriate to the post as may be determined by the Regional Director.
Conditions of Employment Remuneration:
Department of Health Consolidated Salary scales: Grade VII Clerical Department of Health Code 0582 Salary Range €59,419 - €77,243 pro rata ( 0.5 WTE contract) SuperannuationAll staff members will be required to join the Nominated Health Agencies Superannuation Scheme or the Single Pension Scheme which ever apply.
Annual Leave:
The holiday year runs from 1st January to 31st December and the annual leave allowance for this position is 30 days per annum pro rata (15 days).
Public Holidays will be granted in accordance with the provisions of the Organisation of Working Time Act, 1997.
Working Week:17.5 hours per week.
Hours of attendance will be determined by the Director or designated nominee.
From time to time you may be required to work outside the normal hours.
Probation The appointee will be on probation for a period of one year and at any time during your probationary service including the conclusion thereof; the Ministries will be at liberty to terminate your employment forthwith and at its absolute discretion.
