Maintenance Manager / Engineering Officer
For a large public facility based in Co Westmeath.
Responsibilities:
1. Maintain the buildings, plant, electrical and mechanical systems.
2. Ensure compliance with fire alarm, emergency lighting, passive fire prevention, and fire fighting equipment standards and best practices.
3. Ensure compliance with health and safety legislation regarding maintenance staff and contract staff.
4. Eliminate, control, and minimize risks associated with the buildings, plant, equipment, and grounds to patients, staff, and the public.
5. Arrange specific safety training and maintain training records for maintenance and contract staff.
6. Update safety statements and risk assessments annually for the maintenance department operations.
7. Perform the role of PSCS (Project Supervisor Construction Stage) and PSDS (Project Supervisor Development Design Stage), as required.
8. Ensure external contractors comply with agreed health and safety procedures, including method statements and risk assessments.
9. Ensure light, heat, power, and sanitary services are available as required.
10. Manage energy efficiency of buildings and collect energy data.
11. Develop and monitor Building Management Systems to reduce energy consumption.
12. Monitor and report on water consumption and waste disposal.
13. Renew effluent discharge licenses and arrange for discharge samples for analysis.
14. Monitor and report on electricity, gas, oil, water, wastewater, and telephone services.
15. Manage and supervise minor capital works programs and external contractors.
16. Manage and schedule service contracts.
17. Operate and maintain the control systems for electrical and mechanical services, including the building management system.
18. Create and implement a preventative maintenance program for building, mechanical, and electrical services.
19. Arrange maintenance of electrical/mechanical systems, building fabric, and grounds as required.
20. Manage staff, materials, equipment, finances, and contractors associated with the Technical Services and Maintenance Department.
21. Develop technical specifications for tenders as required.
22. Manage the maintenance service within allocated budgetary constraints.
23. Manage and report on the computerized job scheduling system.
Minimum Requirements:
* Trade qualified in Mechanical or Electrical or Diploma/Degree in Engineering.
* Good knowledge of construction, environment, building technology, mechanical and electrical services, building maintenance, and maintenance management issues.
* Knowledge of current regulations regarding building, fire, electrical, and gas installations.
* Significant knowledge of Building Management Systems.
* Project management skills encompassing all streams of work appropriate to key responsibilities.
* Experience and ability to perform hands-on maintenance repair work on equipment.
* Ability to read and interpret architects’/engineers’ drawings, specifications, and technical directions.
* Ability to develop and write technical engineering reports.
* Ability to design and implement structured policies and systems for management of service and maintenance of equipment and systems.
* Knowledge and experience of managing budgets, including adherence to deadlines within budgetary levels.
Pay: €75,000-€85,000.00 per year
