Facilities Maintenance Coordinator
Contract: Full Time/ Fixed Term
Reporting to the Facilities Operations Lead and working as part of the Facilities Team, the Facilities Maintenance Coordinator will be the first point of contact for all 3rd party specialist maintenance contractors and will be responsible for ensuring all works are completed on time, to specification and Health & Safety guidelines with minimal impact on Tyndall operations.
The appointee will possess a thorough knowledge of all Facilities equipment and will troubleshoot, diagnose and effect repair when a fault is detected. They will contact and co-ordinate 3rd party specialist maintenance contractors where specialist assistance is required.
The appointee will work closely with the Facilities Engineers to plan, schedule and record planned & unplanned maintenance utilising the Computerised Maintenance Management Software.
Key Duties and Responsibilities
* Coordinate and supervise 3rd party specialist maintenance contractors including scheduling site visits.
* Review RAMS, issue permits and advise contractors of site rules and regulations.
* Liaise with lab managers, system owners and staff to ensure maintenance activities are approved in advance and are performed at a time that minimises impact on their activities.
* Record all completed works on the CMMS.
* Coordinate statutory inspection visits and implement plans to close out any findings.
* Perform routine inspections of all Facilities equipment, carry out planned and unplanned maintenance tasks in accordance with site policies and procedures.
* Trouble-shoot Facilities equipment issues. Perform repair work where practical.
* Coordinate the Facility Departments work request system, prioritise and assign tasks and ensure timely closure of requests.
* Complete small to medium sized projects across all disciplines.
* Assist in the installation of new plant and equipment.
* Implement energy reduction measures and promote the efficient use of energy on the site.
* Ensure all activities are compliant with the Tyndall Quality Management system and Health and Safety standards.
* Provide On-Call cover to the site for Facilities related equipment out of hours on a rotational basis.
As the business needs continue to expand and evolve, it is likely that flexibility in regard to the allocation of specific duties will be necessary. Accordingly, the list of duties specified above is not intended to be exclusive or restrictive; duties may be added or withdrawn after consultation with the post holder.
Essential Criteria
* Engineering qualification at NFQ Level 6 or National Craft Certificate level or equivalent.
* Typically, 5 years relevant experience in an FM role in a Manufacturing/Process environment.
* Experience of managing 3rd party specialist maintenance contractors.
* Experience of Planned Preventative Maintenance utilising CMMS software.
Desirable Criteria
* Operational experience with BMS systems.
* Demonstrated comprehensive knowledge and “hands on” experience of working with the following systems:
o HVAC systems including cleanroom operation
o MV/LV distribution systems
o Pumping Systems
o Compressed Dry Air & Vacuum generation
o Sprinkler Systems
o Fire & Gas detection systems
o Heat pumps/Chillers/Boilers
* Experience of delivering small to medium projects across all engineering disciplines.
* Experience in the planning and management of plant shutdowns.
Appointment may be made on the Admin V Grade 5 scale (B) €50,799 – €62,303 per annum. Salary placement on appointment will be in accordance with public sector pay policy.
