Asset Manager

Key Responsibilities
The Property Asset Manager will have the following responsibilities:
1. Conduct in-depth investment appraisals of all potential asset purchases and present to the Investment Committee.
2. Oversee rigorous due diligence during any asset purchase process.
3. Take responsibility for the review and analysis of all property outgoings in a particular region including Service Charges, Insurance, Rates & other property-related outgoings.
4. Help develop, agree, and implement a letting strategy for all vacant properties within the portfolio to drive additional footfall & reduce void costs.
5. Ensure that all legal requirements of the company’s solicitors to finalize leases are met in a timely fashion.
6. Develop ESG policy statements for each asset together with a reporting mechanism for the achievement of targets.
7. Negotiate lease renewals at lease expiry & ensure re-let at optimum rental levels.
8. Negotiate/oversee negotiations on rent reviews on both Landlord and Tenant side.
9. Develop, agree & implement reconfiguration strategies as required for all assets and Shopping Centres, including recovering vacant possession of units, relocating tenants to accommodate expansion/reconfiguration/redevelopment.
10. Ensure all properties in your respective region are maintained to the highest standards.
11. Ensure the Company’s policies and procedures when finalized are implemented and adhered to.
Requirements
1. Minimum of 5 years relevant experience working as a property surveyor or within the commercial property industry.
2. Experience in Property Development or Retail environment preferable but not essential.
3. Degree qualification in Real Estate / Property Economics or other property related.
4. Flexibility to travel throughout Ireland and the UK, although the role will be Cork/Dublin based.
5. Strong analytical, problem-solving, and presentation skills.
6. Proficiency in Excel and PowerPoint necessary.
7. Strong interpersonal skills and ability to work with cross-functional teams.
8. Ability to multi-task and ensure flawless execution and delivery of projects.
