The busy and varied role of Dublin Residential Sales Agent is to win and negotiate the department’s residential instructions in Dublin, ensuring that they are marketed and sold with maximum professionalism and efficiency and that sales targets are met. It includes successfully pitching for business, preparing marketing campaigns, arranging and conducting viewings, liaising with clients and processing sales from instruction to completion. This is a superb opportunity for an experienced sales person with a passion for residential properties and will form part of the niche and successful Residential Agency Department.
We are looking for an experienced agent with the desire and ability to build strong client relationships, combined with the energy and ambition to help drive the expansion of our Dublin residential sales business.
Key Responsibilities
* Carry out market appraisals and win market share on commercially viable terms and at an appropriate value.
* Challenge the market, generate market appraisals and build on the success of the wider business.
* Personally drive the sales process, seeing sales through from winning the pitch to completion.
* Oversee the effective marketing of properties including coordinating the booking of advertising, brochure production, signage and PR.
* Liaise closely with the Head of Department to ensure tight financial management.
* Liaise with clients and prospective buyers in a professional, polite and respectful manner.
* Carry out viewings with prospective buyers and manage clients across a broad range of prices.
* Manage sales to exchange and completion of contracts through influencing, persuading and negotiating whilst giving best, professional advice to clients at all times.
* Keep up to date with trends in the residential property market throughout Dublin.
* Partake in regular buyer call-outs.
* Maintain records on a daily basis.
* Manage own diary efficiently with respect to team members’ diaries.
* Secure additional business for the department by meticulous management of the buyer database.
* Work closely and collaboratively with Savills network of offices in Ireland and the UK.
* Help promote and deliver the firm’s compliance procedures and standards.
* Represent the firm and the department across the region in a manner consistent with the firm’s ethos, promoting the firm and its various service lines.
* Continually examine performance and evolve accordingly.
Skills, Knowledge and Experience
* Possess a Property Services Regulatory Authority (PSRA) licence.
* Driving licence and a car are essential.
* Knowledge of REAPIT an advantage.
* Proven track record in exceeding targets and winning business in city residential sales agency or equivalent sales experience in another sector.
* Results focused with a methodical, organised approach to daily, weekly, & monthly time management and workload requirements.
* Experience in speaking to solicitors and good knowledge of the residential sales conveyancing process.
* Excellent computer skills including Microsoft Excel, Word and PowerPoint.
* Dedication to provide first class client care and service.
* Exceptional organisational and prioritising skills.
* Excellent attention to detail.
* Confident and proficient in dealing with applicants and sellers.
* Monitor and grow local profile including developing marketing and PR opportunities.
* Ensure compliance of legal, internal and external requirements ie. Health and Safety, compliance, GDPR, Bribery Act.
* Fantastic business acumen with ability to keep up with latest trends in the property industry and local market.
* Have the ability to take responsibility and follow through on commitments.
* Professional demeanour and approach to work at all times.
* Cost management: financial and commercial acumen with excellent planning, budgeting and operational reporting skills.
