Job purpose
Undertake the lead role on design & build projects throughout the Pre-Construction stage.
Ensure that the pre-construction elements of the projects are delivered to the highest quality, on schedule and within budget.
Understand and advise on potential local authority requirements, such as Planning permissions, Fire regulations, DAC and BCaR, etc.
Support and guide the Design Team on the project including any immediate escalations or technical issues.
Manage the successful completion of the design, planning, commercial and procurement related deliverables during the pre-construction phase, ensuring all allocated resources are working effectively.
Identify value-engineering opportunities for consideration and inclusion.
Communicate the design progress to the wider project team and actively remove roadblocks for the Design Team.
Ensure a smooth handover from the pre-construction phase onto the construction phase.
Duties and responsibilities
Responsible for:
Act as the project lead and represent Ardmac as our point of contact during the pre-construction phase of the project.
Review Project(s) specification and scope and support the design team in the development of the project deliverables.
In conjunction with the design managers, develop, agree and manage project(s) design budgets and programme.
Report output and productivity against agreed targets on a weekly basis.
Assist the design team in generating and managing the technical aspects of sub-contractor packages.
Ensure QAQC checks are in place for the project design deliverables and ensure that Ardmac standards and Quality levels are being achieved.
Arranging and managing the design review workshops as the design develops from BOD through to IFC.
Managing the close out of all comments generated during the design reviews via a comment tracker.
Ensure that project RFIs are being closed out as quickly as required so as not to impact on programme.
Track all items on the project through the Procurement Schedule identifying Long-Lead items and flagging any program related concerns.
Ensuring that buyers/QS are procuring materials/sub-cons in line with the programme.
Oversee the development of the project programme/schedule to ensure this is being developed properly by the planner and to the required level of detail ahead of construction commencement.
Escalating any items which have not been resolved and which will impact on cost or programme in a timely manner.
Lead relevant design coordination and progress meetings
Assistance in preparation of tender proposals.
Protect company contractual position at design stage with surveyor.
Protecting the company’s interest via correspondence to the Design Team and sub-contractors.
Support in the development and improvement of the processes to maximize efficiency and lean working practices
Ultimately ensuring the pre-construction process is completed efficiently and effectively and so providing all necessary information to the construction team to ensure a successful delivery of the project on site.
