Marlin operates a premium collection of Serviced Apartments, Hotels, and Aparthotels across central London and Dublin. The Maintenance Manager will be responsible for ensuring all hotel facilities, equipment, and systems are functioning optimally and in compliance with health and safety standards. This role involves leading a team, managing budgets, and implementing preventive maintenance programs to guarantee a seamless guest experience.
Key Responsibilities:
* Leadership and Team Management: Supervise, train, and motivate the maintenance team to achieve high performance. Schedule and assign daily tasks, ensuring timely completion of maintenance work.
* Preventive Maintenance: Develop and implement a preventive maintenance program for all mechanical, electrical, plumbing, and HVAC systems. Ensure ongoing upkeep of guest rooms, public areas, and back-of-house facilities.
* Repairs and Troubleshooting: Oversee timely repair of equipment and facilities, addressing urgent issues efficiently. Coordinate with contractors for specialized repairs and ensure quality standards are met. Ensure stock availability is correct and organized on a monthly basis to limit downtime of all assets.
* Health and Safety Compliance: Ensure compliance with all health, safety, and environmental regulations and conduct routine safety inspections and address any deficiencies promptly.
* Energy Management: Monitor and manage energy usage to optimize efficiency and reduce costs. Implement proactive measures where possible to reduce energy costs and usage.
* Record Keeping: Maintain detailed records of maintenance schedules, repairs, inspections, and compliance documentation.
* Reporting: Prepare detailed progress reports on a weekly and monthly basis to be sent to the head office in the UK for hotel maintenance updates.
Requirements:
* Proven experience in maintenance management, ideally within the hotel or hospitality industry.
* Strong technical knowledge of mechanical, electrical, plumbing, HVAC, and general building systems.
* Excellent leadership and team management skills.
* Previous experience in operating a BMS software (Building Management System).
* Previous experience in compiling an annual budget both Planned and CAPEX.
* Proven ability to deal with suppliers and contractors with familiarity of basic finance, using PO systems & invoicing.
* Up to date with health and safety regulations and building codes.
* Strong problem-solving abilities and a proactive approach.
* Excellent communication and organizational skills.
* Proficiency in CAFM and Microsoft Office.
* Relevant certifications (e.g., HVAC, Electrical, Plumbing, Engineering, NEBOSH) are a plus.
