Project Quantity Surveyor
Design Build Search is partnering with a leading Irish contractor to fill a Project Quantity Surveyor position in Dublin. The company handles various commercial and fit-out projects worth between €10m-€50m.
Key Responsibilities:
* Manage daily commercial and contract activities
* Undertake contract administration, including change management and register maintenance
* Negotiate and secure best value for subcontract orders
* Participate in project budget, cost plan, and feasibility study management as necessary
* Validate and approve subcontractors' interim applications and final submissions, ensuring compliance with the Construction Contracts Act
* Lead pre-appointment subcontractor meetings to clarify scope and appoint subcontractors according to FMC subcontract terms and main contract flow downs to mitigate contractual risk
* Prepare accurate monthly Cost Value Reports for review and presentation to Commercial Managers/Project Managers/Contracts Managers and Projects Directors
* Maximise cash flow through timely submission of Monthly Valuations with supporting documentation according to the contract
* Negotiate, draft, and submit Final Accounts, including claims for loss and expense, delay and disruption, and time extensions
* Maintain a productive relationship with design team professionals and client representatives throughout the project
Requirements:
* A third-level qualification in Quantity Surveying & Construction Economics or an equivalent degree recognised by the SCSI and/or RICS
* 3-5 years of quantity surveying experience
* Demonstrated knowledge of various construction contracts (RIAI, FIDIC, JCT, etc.)
* Critical evaluation and identification of gaps in documentation and commercial opportunities
* In-depth knowledge of construction processes, techniques, and systems
* Commercial awareness, market understanding, and strong numeracy skills
* Strong negotiation and conflict management skills
