What you’ll do:
1. Ensure all areas are maintained and serviced in accordance with O & M and other statutory regulations.
2. Ensure complete knowledge, awareness participation of all serviceable areas of the contract.
3. Undertake and carry out supervisor duties to monitor caretaking activities and directly report non-conformances to the manager.
4. Ensure complete knowledge of all areas which are to be maintained in the course of duty.
5. Ensure full working knowledge of all equipment used by caretakers, report immediately any equipment which is faulty, mark as faulty and do not use.
6. Equipment inspection Monthly/Bi-Monthly on Ladders and all safety equipment used by the team.
7. Comply with all security regulations for materials, equipment and buildings as laid down by client and Sodexo.
8. Ensure a high standard of personal hygiene and appearance and general cleanliness to comply with statutory and Company regulations, wearing company uniform as specified.
9. Draw to the attention of the Manager low levels of material stocks where appropriate so that replacement/new supplies can be re-ordered.
10. Draw to the attention of the Manager any potential hazards on site or infringements of Health & Safety Legislation.
11. Attend training courses and meetings as is necessary to maintain standards in the contract and assist in carrying out the job role efficiently.
12. Support the Facilities Manager with training by ensuring all induction of new staff is completed and all statutory training required by the caretaking team are undertaken and records kept up to date.
13. Provide cover in other areas in times of sickness and holidays when requested by the Manager.
14. Ensure all equipment is kept clean & maintained in safe working order.
15. Comply with all Sodexo Company policies, procedures and client site rules and regulations.
16. Comply with all Company & client policies and statutory regulations relating to Health & Safety, safe working practices, hygiene, cleanliness, fire. This will include your awareness of any specific hazards in your workplace.
17. To attend to any reasonable management request regarding works that are undertaken.
18. Report and take necessary action for any incidents or accidents, fire, theft, loss, damage, or other irregularities.
19. Make sure daily/monthly and yearly self-perform records are kept up to date.
20. Meet with client as delegated by the Facilities Manager to oversee any events taking place like set ups and access control.
21. Control any holiday requests that are requested from the caretaking team.
22. Inform management of any absenteeism from Caretaker team.
23. Have weekly huddles with the team to discuss the daily activities and upcoming events.
24. Ensure all open events on QFM are closed timeously, recurring events are coordinated with the team and feedback provided to the Help desk.
25. Assist the Facilities Manager with the recruitment process as and when required.
26. Lead the frontline caretaking team.
27. Conduct all monthly and weekly checks prescribed in the PPM programme.
28. Support the Facilities Manager with monthly performances and caretaking outputs.
29. Support the Facilities Manager with record keeping from a technical and mechanical perspective.
30. Assist the Facilities Manager with coordinating the small works process as and when required with regards to Administration and contractor liaison.
31. Provide cover for the Facilities Manager in his absence.
32. Assist the Facilities Manager with coordinating and managing contractors on site with regards to completing all the necessary paperwork.
33. Attend to any adhoc requests as and when required by management.
34. Support the Facilities Manager with the CAFM Management Software and data collection before issue.
What you bring:
* Experience working in a lead role in a team.
* Excellent customer service skills and communication skills.
* Experience working in a standards/compliance environment.
* Use of Microsoft software, PC skills desirable.
