Location: Dublin & surrounding counties
Contract: Permanent
Salary: €45,830 - €57,287
The Operations Department:
The Operations Department is dedicated to delivering essential services to our residents, including allocations, rent calculation and collection, and tenancy management. Additionally, we provide estate services and support community development activities to promote well-kept, friendly neighbourhoods.
Operations is also home to our Housing Advice Centre, 'Clúid Works' in-house repairs service, and the Operational Excellence team, who contribute to maintaining the quality of services we provide to our residents and ensuring our properties are safe and maintained to high standards.
As Clúid Housing continues to expand rapidly, our team supports the Commercial Development Department in acquiring new properties. These properties are carefully selected to be well-designed, well-built, and located where they are most needed.

Deputy Field Team Leader
To support the efficient delivery of works within the assigned region, assisting the Field Team Leader in achieving our purpose of ‘right repair, right time, first time’ by overseeing operations and managing tradespeople, whilst also utilising trade skills to deliver responsive repairs.

Lead a Team of Operatives
Providing day-to-day technical and practical support to a designated team of tradespeople
Carrying out health and safety checks, and post-completion inspections of work
Effectively support and promote health safety and welfare awareness.
Delivering team meetings, toolbox talks, and 1:1s and appraisals
Motivating and promoting quality by positively monitoring and managing performance, responding to feedback, and encouraging positive behaviours
Working with the Field Team Leader to manage training needs, team absences and performance issues
Build and develop a good working relationship with key internal and external stakeholders to support the delivery of the service.
Use measures to monitor performance, measuring capacity and capability within your team.
Review working methods in order to continually improve the service.
Contributing our value for money initiatives by identifying opportunities to reduce costs whilst maintaining standards of service.
Recruit and mentor new and existing staff
Support, educate and develop operatives, ensuring flows of work are followed correctly and understood, ensuring we complete each repair first time.
Direct line management of trades people and responsibilities to include but not limited to absence, holiday, performance, development and recruitment of operatives to ensure a consistent approach in line with the staff handbook.
Promote a culture which is supportive of Clúids purposes, aims and values and take all reasonable steps to maintain good staff relations.
Repairs Delivery
Hands-on delivery of responsive repairs within a specific trade, including electrical, plumbing and heating, and carpentry.
Resolving repairs effectively, helping to achieve our purpose of ‘right repair, right time, first time’
Escalating repair issues appropriately, working with the Field Team Leader to achieve resolution.
Complaints and Resident Voice
Actively seek out and recognise the Resident Voice as a contributor to the quality our services.
Work with team members, management across Operations and the Complaints Manager as required to effectively resolve complaints relating to the service area in line with Clúid’s complaints policy.
Take ownership of any remedial actions or improvement commitments identified through service complaints to drive continuous improvement.
Voids Delivery
Complete timely pre-void inspections with the appropriate Housing Officer.
Visit the void property and secure same.
Establish and document a comprehensive scope of repair works for each void.
Note any potential works and costs which may require recharging.
Complete all voids work in the most cost effective and efficient manner, returning the void property to Housing as soon as possible.
Who we are looking for:
Person specification:
Experience working with multi-disciplinary trades team.
Knowledge of Health and Safety legislation and good practice in a repairs and maintenance setting.
Demonstrates a willingness to learn.
Good level of IT literacy including the use of MS Office applications.
Good organisational and time management skills, with ability to be flexible and work on own initiative.
Financial appreciation and budget management skills.
Excellent problem-solving skills.
Self-driven and motivated.
Ability to demonstrate good listening skills.
Natural aptitude for leading and managing others.
Technical multi-trade competency across a combination of electrical, carpentry, and/or heating and plumbing.
Experience / qualifications:
Previous experience of delivery within repairs and maintenance service, ideally within a social housing setting.
Previous experience of working in a customer focused environment.
Experience of staff supervision, including performance, attendance, and conduct desirable.
Experience of undertaking detailed technical inspections.
Proven ability to take ownership of task/project delivery.
A strong eye for attention to detail.
Working & managing in a team environment.
Professional qualification within the areas of Construction, Surveying, Qualified Tradesperson.
Full Clean Driving licence.
