Job Role:
Your role is to provide electrical support services and duties, maintaining building facilities in consistent ready-to-serve conditions. Ensure maximum customer service by adhering to client requirements and requests within stipulated timeframes.
Key Responsibilities:
* Liaise with Facilities Manager and team to schedule and manage planned preventative maintenance (PPM) and reactive works.
* Assist the FM Team in preparing progress reports and providing information for reporting.
* Manage maintenance schedules and resources for all buildings under the Facilities team remit.
* Coordinate subcontractor access and work permit issuance.
* Conduct inductions for new contractors on-site.
* Log and update site maintenance tasks on CMMS and maintain hardcopy records.
* Report to and take direction from the building facilities team while resolving site issues and escalating when necessary.
* Identify and report system malfunctions, proposing solutions to improve efficiency.
* Interact courteously with staff, suppliers, visitors, and contractors.
* Ensure the safe and correct use of hand and power tools, and maintain calibrated and certified equipment.
* Perform planned preventative maintenance on mechanical systems, including CRAC units, CCU units, FCU units, HVAC, chilled and LPHW closed loop systems, and piping systems.
* Meet service level agreements and respond to emergency breakdowns promptly.
* Specify and order necessary materials, maintaining stock levels of critical spares.
* Provide technical support to the on-site team and client, ensuring compliance with ISO 17025 Lab Accreditation.
* Ensure all maintenance paperwork and procedures are completed timely and appropriately.
* Prioritize workload to meet daily client requests and requirements.
* Identify and report potential risks to equipment uptime.
* Problem solve to ensure timely repairs.
Requirements:
* Trade-qualified Mechanical HVAC technician with at least 5 years’ experience.
* Level 6 QQI required.
* Essential experience in HVAC and BMS systems.
* Full driving license.
* Experience in maintaining laboratory equipment and environments.
* Proficiency in CMMS and/or CAFM applications (e.g., SAP, Maximo, PEMAC, Concept Evolution, eMaint).
* Highest qualification and experience with Mechanical equipment such as: Strobic Extract, Flakt AHU’s/Chilling Equipment, Lab Extract, Cold & Hot Water Pumps, HVAC, CHW/HWS/Heat recovery/Pressure Vessels and air compressors.
* Proficiency in Microsoft Office applications (Word, Excel, Outlook).
* Knowledge of facilities, maintenance, and incident management.
* Awareness of QHSE requirements.
* Strong communication, organizational, and problem-solving skills.
* Ability to work independently and as part of a team.
* Discretion and confidentiality in work matters.
* Experience in a GMP environment is advantageous.
* Ability to set up, modify, service, adjust, and make minor repairs to laboratory apparatus and equipment.
* Maintain safe and organized lab conditions, handling hazardous materials when required.
* Ability to read and understand technical manuals and schematics.
Work Schedule:
* Monday to Friday, 8:30 am – 5:30 pm.
* On-call cover required one week every three weeks.
* Overtime may be required (details to be discussed during the interview).
