Summary: Under supervision of the Project Manager, oversee on-site construction operation on a day-to-day basis, and ensure that work is done safely, on time, within budget and to the right quality standards.
Responsibilities:
1. Coordinate and supervise full cycle construction activities.
2. Set up the project site office trailer and ensure that permits, labor notices, safety regulations, and EEOC material are posted in a conspicuous place. Set up sanitary stations and coolers.
3. Direct all field personnel (contractors, suppliers, vendors) to achieve completion of the project on schedule with quality workmanship that conforms to the drawings and specifications.
4. Maintain construction schedule and identify and solve problems.
5. Keep the progress schedule current and review schedule status.
6. Order materials and schedule inspections as necessary throughout the process.
7. Promote job site safety, encourage safe work practices and rectify job site hazards immediately.
8. Ensure all employees and contractors adhere to company safety policy and attend safety meetings.
9. Prepare complete, accurate and timely submittal logs for construction projects based on project drawings and specifications.
10. Accountable for receiving approved submittals from Architect or Engineer and notifying Project Manager of potential schedule impact.
11. Assist Project Manager by preparing all necessary documentation and responsibilities for Project Manager’s tasks when they are not present related to change requests.
12. Responsible for timely completion of all required project close-out documents per contract.
13. Distribute contract documents to subcontractors, including drawings, specifications, and general conditions.
14. Schedule all required construction meetings with required personnel, subcontractors, architects and owners.
15. Take accurate and complete meeting minutes and distribute timely.
16. Attend Owner/Architect pre-bid, project and closeout meetings.
17. Solicit subcontractors and suppliers for proposals prior to proposal submission time.
18. Prepare correspondence with Owner, Architect, Engineers, Subcontractors, Suppliers, etc.
19. Submit building permit application, follow-up on review progress and receive upon approval.
20. During Construction Phase, proactively manage project to achieve quality, schedule, budget and safety.
21. Document quality and progress of each Subcontractor and Suppliers.
22. Inform management of productivity, costs, quality control, document management and processing of applications for payment.
23. Prepare, schedule and supervise completion of a final punch list.
24. Maintain an organized job site, including the construction office.
25. Maintain positive relationships with customers, contractors, suppliers and other employees.
26. Other duties may be assigned that may reasonably follow and relate to essential tasks.
Required Knowledge and Abilities:
1. Minimum of 5 years in successful general contracting (as Prime Contractor) and project management for larger than 50,000 sqft project related experience in industrial construction.
2. Familiar with standard concepts, practices and procedures within the construction field.
3. Understand and have thorough knowledge of the project plans and specifications.
4. Strong and effective communicator, both verbally and written.
5. Possess good organizational, analytical and problem-solving ability.
6. Detail-oriented with the ability to multi-task.
7. Proficient in Microsoft Office including Microsoft Project.
8. Represent the company at all times with high moral and ethical conduct.
9. Willingness to provide leadership and management.
10. Excellent presentation and negotiation skills.
11. Ability to travel extensively and relocate.

Environmental and Physical Demands of the Position:

4. Ability to sit, stand, walk, climb, stoop, bend/twist and reach.
5. Hold a valid US driver’s license.
Equipment Used: Standard office equipment such as calculator, fax machine, photocopier, electric paper punch, computer workstation, and telephone.
Education and Experience: Any combination of education and experience that provides the necessary knowledge and skills. Minimum of 5 years progressively responsible field experience in industrial projects as Prime Contractor.
