DescriptionPurpose
The Property Manager is responsible for the overall management and maintenance of Digital Realty’s Non-White Space areas. This includes ensuring smooth daily operations, efficient use of office buildings and exterior surfaces, and alignment with Digital Realty’s standards, policies, and procedures. The role also provides operational support to Finance by preparing budgets, forecasts, monthly performance reports, and variance analyses.Responsibilities and Duties Non-White Space Management
Perform regular property inspections to ensure all properties meet global standards.
Identify areas for improvement and ensure properties are fit for purpose (secure, clean, etc.).
Oversee the delivery of services according to customer, supplier, and landlord agreements.
Manage vendor services, including contracts and performance monitoring.
Ensure reception and customer-facing areas are tour-ready.
Oversee compliance with lease agreements, ensuring landlord obligations are met.
Vendor Contract Administration
Maintain a database of signed contracts and ensure vendor compliance with global standards.
Manage vendor KPIs and provide quarterly performance reports.
Oversee insurance requirements to mitigate liability risks.
Financial Operations Management
Prepare monthly variance reports and financial analyses.
Support planning, budgeting, and control of operating and capital expenditures.
Provide regular updates on accruals and unbilled activity.
Operational Support
Oversee site operational purchase orders, receipting, and invoicing.
Purchase office goods and services, such as equipment and uniforms.
Document Management
Ensure consistent reporting and performance reviews for decision-making.
Support compliance with ISO, SOC, and PCI documentation requirements.
Additional Duties
Support tasks as directed by the Manager Property Operations & Service Planning or other leaders.

Bachelor’s degree in Business, Real Estate, or relevant experience.

Knowledge of HVAC and electrical infrastructure is preferred.
Proficiency in Microsoft Word and Excel.
Exceptional written and verbal communication skills.
Experience with acquisitions and implementing new systems is a plus.
Must be willing to travel as required.
