The Acquisitions role will form part of the Development team based in Dublin. There will be the opportunity to work proactively and collaboratively with other members of the Evara team to deliver what are ground-breaking developments.
The role will involve close interaction with the development team, construction team, commercial team and external consultants. This is a fantastic opportunity for a highly motivated and ambitious individual who wants to work on exciting projects.
Job Purpose
To play a critical role in assessing and evaluating predominantly residential development land opportunities. This person will lead acquisitions and will be expected to be an expert in market dynamics, land feasibility, zoning regulations, site constraints, environmental, legal and other factors critical to the successful acquisition of residential projects. The ideal candidate will have key contacts in the industry with experience in real estate analysis, land evaluation, and practical knowledge of development processes.
Key Accountabilities
1. Evaluating potential residential development sites, including conducting initial feasibility studies, due diligence, and market assessments.
2. Perform comprehensive analysis of land parcels, including reviewing zoning regulations, land use plans, environmental constraints, access to utilities, and infrastructure requirements.
3. Conduct research on residential market trends, demographic data, housing demand, and pricing to identify high-potential land for development.
4. Work with the financial modelling team to evaluate land opportunities with expected returns and financial viability. Assist in the preparation of investment memos, proformas, and financial models.
5. Work closely with internal teams such as legal, finance, development, construction and commercial to ensure the smooth evaluation and progression of land opportunities.
6. Assist in conducting detailed due diligence on land acquisitions, including environmental assessments, title reviews, and other legal or regulatory considerations.
7. Liaise with external partners, including landowners, brokers, consultants, and local authorities, to gather necessary information and negotiate terms for potential land acquisitions.
8. Negotiate and structure each land transaction in accordance with business direction.
9. Prepare reports, presentations, and summaries of land evaluation findings to senior leadership, providing key insights and recommendations for decision-making.
Qualifications and Experience
1. Bachelor's degree in Real Estate, Urban Planning, Construction Management, Business, Economics, or a related field.
2. Minimum of 12+ years' experience in real estate development, land evaluation, property analysis or similar.
3. Preference for experience of land acquisition in a residential developer context, including development appraisals, residential land development processes, zoning regulations, and local planning frameworks.
4. Be competent and confident in structuring and negotiating terms of land transactions.
5. Self-motivated with a strong work ethic and a desire to learn and grow in the role.
6. Ability to manage multiple projects and a variety of tasks at once in a fast-paced environment.
7. Excellent verbal and written communication, organisational and presentation skills.
