Maintenance Technician
* We are seeking a skilled and experienced Maintenance person to join our team at Elm Green Nursing Home, part of Trinity Care, renowned for its high standards in Residential services.
This role is crucial in ensuring the smooth operation and maintenance of our facilities to a high standard.
The successful candidate will be responsible for maintaining and repairing the building, grounds, and plant room areas.
Key Responsibilities:
* To use creative problem-solving skills to resolve maintenance issues efficiently.
* Oversee contractors and ensure their work meets our high standards.
* Perform minor repairs to buildings and equipment, utilising trade qualifications where necessary.
* Assist with renovations and remodelling of buildings.
* Conduct monthly building checks, identifying areas requiring maintenance work and coordinate with PPIM for scheduling.
* Update the maintenance schedule with the Director of Nursing on a monthly basis.
* Carry out necessary works to prevent external contractor involvement wherever possible.
* Liaise with external contractors as needed (e.g. electrics, plumbing, ceiling, flooring).
* Liaise and order supplies from building companies.
* Participate in Fire Management roles and contribute to fire safety procedures.
* Complete daily, weekly, and monthly checklists for fire equipment, radiators, water systems, etc.
* Monitor monthly and quarterly servicing by external contractors and ensure correct scheduling of services (e.g. fire alarm system, extinguishers, lifts, pest control, equipment).
* File all service certificates in the maintenance folder.
* Respond to emergency maintenance situations as required.
* Maintain the front entrance area, ensuring it remains clean and tidy.
* Undertake additional duties assigned by the PIC/GM/PPIM.
* Top up water coolers daily.
* Ensure clinical waste is stored securely in locked bins.
* Liaise with RGNS for yellow bin collection.
* Maintain the area outside the kitchen, liaising with the chef for recycling and waste removal.
* Schedule stock checks and store area inspections, coordinating with kitchen and housekeeping staff.
* Verify incoming stock against order sheets.
* Store deliveries correctly and timely.
* Ensure work is carried out in accordance with legislation and health & safety protocols.
* Manage the maintenance department's workload effectively, prioritising site needs.
* Collaborate with department managers and staff to address issues promptly.
* Electrical and mechanical trouble-shooting.
* Maintain the building fabric to a high standard, including painting and decorating.
Requirements:
* A plumbing, carpentry, or electrical trade qualification is essential.
* Prior experience in building maintenance, particularly in fast-paced environments, is necessary.
* Ability to solve problems creatively to avoid external contractor costs.
* Flexibility to undertake various maintenance and repair tasks.
* Excellent communication and interpersonal skills when interacting with residents, families, and colleagues.
