General Maintenance Operative, Property, Cork
Location: Cork
Contract: Permanent, Full-time
The purpose of this role is to provide a multi-disciplined general maintenance service as part of a small team primarily focusing on planned, preventative and reactive maintenance and repair of our housing stock within Cork and some occasional work in Kerry.
Key Responsibilities:
1. Work within the framework of the overall aims and objectives of Focus Ireland.
2. Complete multi-disciplined types of maintenance both inside and outside our properties such as basic electrical checks, plumbing, plastering, carpentry, upkeep of grounds, meter readings, lock changes, clear out of properties and painting.
3. Comply with the maintaining and delivery of maintenance schedules.
4. In addition to carrying out maintenance tasks directly, also oversee all maintenance activities carried out by other external contractors.
5. Work effectively as a member of a small team.
6. Exercise a good level of initiative and independence on site in order to resolve issues in the successful completion of tasks, ensuring that works are carried out in a manner that is safe to yourself and others.
7. Undertake other duties as might be reasonably assigned from time to time in consultation with the Team Leader.
8. Draw up and oversee the implementation of daily, weekly and monthly maintenance schedules/fire checks for Communal Areas.
9. Have access to your own vehicle for scheduled repairs and maintenance as and when required.
10. Ensure all hand and power tools used by the maintenance team comply with Health and Safety regulations and are stored safely.
11. Participate in regular supervision sessions with the Team Leader.
12. Engage in relevant training and development courses agreed with your Team Leader.
13. Be vigilant to any Health, Safety and Welfare risks in the workplace and report concerns to your line manager or Health & Safety Representative.
Requirements:
1. Extensive, provable, multi-trade building/maintenance experience.
2. Ability to work on own initiative, both alone and as a member of a team.
3. Full, clean driving license.
4. Excellent customer service and interpersonal skills.
5. Flexible and innovative approach.
6. Commitment to providing the highest quality service.
7. Willing and able to travel within Cork City, Cork County and Kerry.
8. On-site safety awareness and knowledge of current legislation along with the Association's Health and Safety Policy.
9. Relevant trade qualification.
10. Proven relevant experience of carrying out maintenance within the social housing or private residential sector.
