Our public sector work is focused on the provision of accommodation for beneficiaries of Temporary Protection applications (IPs) in Ireland. We are committed to providing a safe, secure and dignified space for IPs to help them start to rebuild their lives and integrate into a new society. Our accommodations offer a range of services including language and cultural support, access to education and job training, and mental health and well-being resources.
The Trailhead operational management approach is person-centred. We focus on developing strong relationships with our residents, helping them to realise their individual needs, aspirations and goals. Fundamentally we work with IPs to help them achieve longer-term stability and success in Ireland.
We are looking for a highly experienced Maintenance Manager to assist with the operations of emergency accommodations located approx. one hour drive from Dublin city.
This position is for fixed term 6-month contract with the following compensation package:
* Salary dependent on previous experience
* Included outside of daily rate: meals, car allowance dependent on location
Reporting to: General Manager
The Maintenance Manager, reporting to the General Manager, plays a crucial role in ensuring the smooth operation and overall functionality within the property. You will serve as the main point of contact for maintenance-related matters and collaborate with the General Manager to oversee all aspects of site maintenance, facility management, and team coordination.
As a Maintenance Manager at Trailhead Unlimited, you will have a unique opportunity to significantly impact the efficiency and functionality of our site. This position involves a diverse range of responsibilities, from ensuring the proper upkeep of facilities to managing maintenance staff, contractors and coordinating with multiple site Management Teams.

Duties:
* Maintenance Strategy and Planning:
o Develop and implement a comprehensive planned preventative maintenance strategy for the site.
o Create long-term and short-term maintenance plans and budgets.
o Prioritise maintenance tasks and projects based on criticality and operational needs.
* Plumbing:
o Proficiency in installation, repair, and maintenance of pipes, fixtures, and plumbing systems.
* Electrical Knowledge:
o Basic to intermediate electrical skills for handling minor electrical repairs and adherence to electrical safety standards.
* HVAC Expertise:
o Knowledge and experience in installing, maintaining, and repairing heating, ventilation, and air conditioning systems.
* Broad Understanding of Other Trades:
o Familiarity with basic principles of carpentry, painting, and masonry to facilitate coordination and understanding of various maintenance aspects.
* Contractor and Specialist Management:
o Establish and maintain relationships with contractors, suppliers and vendors for equipment, parts, and services.
o Negotiate contracts and agreements for maintenance-related services.
o Competence in overseeing external contractors and specialists, including negotiating contracts, ensuring quality of work, and maintaining effective communication.
* Resource Allocation:
o Allocate resources, including personnel, equipment, and materials, to meet maintenance goals efficiently.
o Maintain inventory control for spare parts and supplies.
o Coordinate with external contractors when necessary.
* Preventive Maintenance:
o Establish a preventive maintenance program to reduce downtime and extend the lifespan of equipment and facilities.
o Schedule and oversee routine inspections and maintenance activities.
* Repairs and Troubleshooting:
o Respond to maintenance emergencies promptly and efficiently.
o Diagnose and resolve complex equipment and facility issues.
o Implement corrective actions to prevent recurring problems.
* Safety Compliance:
o Ensure that all maintenance activities comply with safety regulations and industry standards.
o Promote a culture of safety within the maintenance team.
* Documentation and Reporting:
o Maintain accurate records of maintenance activities, repairs, and inspections.
o Generate reports on maintenance performance and KPIs.
o Provide regular updates to senior management.
* Budget Management:
o Monitor and control maintenance budgets for each site.
o Identify cost-saving opportunities while maintaining quality standards.
* Tools and Equipment Proficiency:
o Provide and utilise a variety of tools for plumbing, minor electrical repairs, general maintenance, and HVAC work.
* Planned Preventive Maintenance (PPM) Expertise:
o Experience in developing and implementing PPM schedules to proactively maintain and service equipment, reducing downtime and ensuring longevity of the site's systems.
The ideal candidate:
* Knowledge of health and safety regulations in construction, plumbing, electrical, and HVAC work to ensure safe practices.
* Full clean drivers licence with access to vehicle as the nature of this role requires travel.
* Strong work ethic and service skills.
* Ability to work flexible hours, including evenings, weekends, emergency callouts as needed.
* Precision and attention to detail, particularly in tasks requiring adherence to specific standards and regulations.
* Excellent interpersonal and communication skills, with the ability to interact effectively with residents and team members.
* Cultural sensitivity and awareness.
* Organisational and problem-solving skills to manage resident welfare and database effectively.
* Knowledge of relevant regulations and government agencies, such as Intreo and HSE.
* Ability to diagnose and resolve issues effectively, demonstrating innovative and practical solutions.
* Attention to detail.
* A broad understanding of different cultures and a sensitivity to diversity in backgrounds.
* Have understanding and compassion for people in vulnerable situations.
* A current knowledge of the social services, policies and regulations in Ireland.

Pay: €43,050.10-€55,000.00 per year
