This role requires you to take ownership of key projects and clients. Be able to operate independently and be able to work together as part of a team. It is expected that you will pull upon the close team to deliver an exceptional service.
Key Responsibilities
1. Be competent in the analysis of building defects including collection of information and measurements.
2. Be competent in undertaking Technical Due Diligence (TDD) surveys and associated report writing.
3. Be competent in providing reasoned advice and appropriate recommendations, including the preparation and presentation of reports.
4. Undertake the role of Contract Administrator and be able to give advice / implement procedures necessary for the smooth running of a construction contract for the duration of the project’s lifespan, including design, tender, construction and defects liability stages. This must also include a knowledge of the contractual, legislative and statutory requirements of the project contract.
5. Undertake the role of Project Manager, including management of appointed specialists and sub-consultants in order to develop project specific design and construction solutions.
6. Be able to prepare designs and specifications, including at outline/initial and detail stages.
7. Report and advise on the adequacy of progress and the quality of building works being undertaken by third parties.
8. Preparation of condition records.
9. Preparation of schedules of dilapidations and negotiation of such with the relevant parties.
10. Preparation of Reinstatement Cost Assessments (RCA’s).
11. Advise on the preservation/conservation of historic properties.
12. Advise on the management and supervision of maintenance of buildings, including the preparation of Planned Preventative Maintenance (PPM) schedules.
13. Undertake development monitoring.
14. Undertake the role of Project Supervisor Design Process (PSDP) and being competent in the management of health and safety issues and the requirements for compliance.
15. Knowledge of building mechanical and electrical systems.
Skills, Knowledge and Experience
16. Minimum two years post qualification experience.
17. Chartered Building Surveyor with SCSI or RICS membership.
18. Ambitious, motivated, able to work unsupervised and can operate within a close knit team.
19. Flexible approach to working hours dependant on nature of client instruction.
20. Must have the capacity to manage individual instructions, build and maintain client relationships and provide an outstanding level of client care.
21. Must be proficient in AutoCAD software.
22. Practical understanding of commercial property.
23. Strategic approach to problem solving.
24. Excellent interpersonal and influencing skills.
25. Strong written communication and report writing skills with good attention to detail.
26. Must hold clean full driving licence.
