Job Overview
We are seeking an experienced and highly skilled Contracts Manager with a minimum of 5 years experience in contract management within the construction industry, preferably with expertise in passive fire stopping. The successful candidate will have a proven track record in managing large-scale construction projects from concept to completion, along with experience managing a portfolio of key accounts and assisting in job pricing. This is a critical leadership role requiring strong project management, client relationship, and technical skills to ensure the delivery of high-quality, compliant, and profitable projects.
Key Responsibilities
Contract and Project Management
* Manage all aspects of construction contracts, from initiation to completion, ensuring projects are delivered on time, within budget, and to the required quality standards.
* Oversee contract negotiations, preparation, and execution to align with company goals and client requirements.
* Develop and monitor project schedules, budgets, and resource plans to ensure efficient project delivery.
* Conduct regular site visits and progress meetings to oversee compliance, address challenges, and maintain quality standards.
Client and Key Account Management
* Serve as the main point of contact for a portfolio of key clients, maintaining strong, professional relationships.
* Deliver regular updates to clients on project status and ensure their requirements and expectations are met.
* Identify and develop opportunities for additional business within existing accounts.
Pricing and Estimation
* Collaborate with the estimating team to prepare accurate and competitive pricing for new projects.
* Review job scopes, specifications, and client requirements to provide tailored and cost-effective solutions.
* Ensure all pricing aligns with both company profitability goals and market competitiveness.
Risk and Compliance Management
* Ensure all projects comply with relevant industry standards, building regulations, and health and safety requirements, particularly in passive fire stopping.
* Identify, assess, and mitigate risks associated with contracts and projects.
* Maintain thorough documentation to support compliance, dispute resolution, and quality assurance.
Team Leadership and Coordination
* Lead and mentor project teams, subcontractors, and suppliers, fostering a culture of accountability and collaboration.
* Provide direction, support, and training to team members as needed.
* Coordinate resources effectively to ensure the successful completion of multiple projects simultaneously.
Reporting and Analysis
* Prepare detailed reports on project performance, financials, and compliance for senior management.
* Analyse project outcomes to identify areas for improvement and implement best practices.
Requirements
Educational Background
* Bachelors degree in Construction Management, Engineering, Business Administration, or a related field (required).
Experience and Expertise
* Minimum of 5 years experience in contract management within the construction industry, with a focus on passive fire stopping preferred.
* Proven track record in managing large-scale construction projects from concept to completion.
* Demonstrated ability to manage and grow a portfolio of key accounts.
* Experience in preparing and reviewing job pricing, bids, and cost estimations.
Technical Skills
* Proficiency in project management software (e.g., MS Project, Primavera) and CRM tools.
* Strong understanding of passive fire stopping systems, materials, and regulations (e.g., BS 476, BS EN 1366).
* Ability to read and interpret technical drawings, specifications, and legal documents.
