A proactive and varied role for a competent and experienced Site Lead, to oversee the day-to-day operations and maintenance of the property.
The ideal candidate will be responsible for ensuring the efficient functioning of all building systems, maintaining a safe and comfortable environment for building occupants, and working closely with the dedicated Account Manager responsible for the building.
The Site Lead will also be tasked with overseeing the day-to-day operations of the various vendors and maintenance staff completing PPM & reactive tasks when required and ensuring compliance with all relevant regulations and codes. Key AccountabilitiesSupervise and coordinate all maintenance activities, including repairs, preventive maintenance, and renovations.Act as the primary point of contact for occupants, addressing their concerns, coordinating reactive tasks, and ensuring high levels of tenant satisfaction through the in-house CMMS system, Permitting system and SDSK system.Oversee the operation of building systems, including daily visual checks on critical building systems and identify any and all potential fabric defects and or concerns.Regular meetings for handover and discussion on the process to follow each day for reporting site walk efficiency.Assist the Account Manager with developing and managing the PPM schedule for all the assets owned by client located within its demised areas.Ongoing revision and verification to be completed every 12 months.Carry out an audit following all PPM's visits to ensure they have been completed in full and in line with all standards listed above.Complete regular critical spares list and tool audit and provide a report showing current inventory and critical spares.General assistance to the account manager on production and verification of monthly reports.Coordinate with external vendors and contractors for specialized maintenance services and ensure timely completion of work in line with SFM safety policies and procedures.Ensure compliance with all relevant building codes, regulations, and safety standards in conjunction with the SFM QEHS team, conducting regular vendor and building inspections and implementing corrective actions as needed, including but not limited to: -Cleaning Standards to be maintained across the building - daily recorded audits to be completed.
-Daily plantroom inspections.
-All Emergency exit routes to be kept free and clear at all times -Regular audits to be completed and documented by QEHS team, site lead and account manager to ensure all SFM & Client EHS requirements are being met and escalate where necessary.
-Toolbox box talks will be held when deemed necessary to discuss any site issues.Identify opportunities to improve energy efficiency, reduce waste, and implement sustainable practices within the building.Demonstrate in-depth knowledge of contract terms, scope, and format.
Effectively manage day to day FM operations within the building, ensuring seamless operations.Foster robust relationships with Supply Chain Partners & colleagues to guarantee exceptional facilities services on site.Qualifications, Experience and Knowledge:Trade background would be highly desirable.
Minimum of 5 years' experience working within the construction/M&E industry in a similar roleKnowledge of mechanical and electrical systems essential Relationships with industry supply chain partnersDetail oriented with a maintenance background.
Must possess exceptional time management and organisational skills with the ability to prioritise and complete a wide range of tasks Proficient level of IT literacy to include Microsoft Office Strong understanding of FM/Building (Mechanical & Electrical) services Experience in a similar role an advantage
