Your new employer is a well-renowned and respected Property Developer based in Northern Ireland, currently recruiting a Contracts Manager to oversee private residential sites.
Due to a growing order book, strong housing sales, and new sites coming live, the company is seeking to strengthen their management team with an additional Contracts Manager.
Based in County Down, your new employer has sites across the country ranging from Belfast to the Northwest and into parts of County Down.

Your new role as Contracts Manager will involve reporting to Senior Management and having direct correspondence with Directors on the ongoing development of new and existing sites under your control.
The following duties and responsibilities are key aspects of the role:
* Providing support to the Residential Construction Director while working within a contracts team consisting of a Quantity Surveyor and New Homes Coordinator.
* Managing several residential housing schemes from tender through to completion, ensuring works are carried out on time and yearly sales targets are met within budget.
* Ensuring all developments are well-presented and constructed to the highest quality standards, with adherence to the handover process.
* Preparing, maintaining, and updating construction programmes for all residential sites.
* Managing progress on several residential sites in line with construction programmes, taking progress meetings.
* Ensuring all sites are managed in accordance with current Health & Safety Legislation and CDM Regulations.
* Dealing with road and sewer bonds, including placing and timely adoptions of the same.
* Providing support in managing planning permissions and building control approvals.
* Managing drawings and monitoring change management while working closely with project Architects.
* Liaison with local and statutory authorities regarding services and other issues.
* Preparing and assisting with documents for tender purposes and managing the tendering process.
* Completing utility applications.
This role will enable you to work closely with contractors on the ground who manage day-to-day site teams, as well as be involved in continued build programmes for existing and future sites.
Each new site will require input at the pre-construction phase, where you will ensure all legal and contractual obligations are met and the commercial team is informed on progress.
To be successful in this role, it will require first-hand experience of residential developments, pre-construction, and design works, ensuring plans and permits are in place and design and commercial/contractual obligations are being met.
A positive can-do attitude, ability to communicate at all levels, and relevant experience are essential. Ideally, a construction degree or technical background will ensure quality of builds.
You must be commutable to the offices in County Down and prepared to conduct visits to sites in Northern Ireland.
This role will be integral to the business, and salaries will be negotiable based on the level of experience you can bring to the role.
