Key Responsibilities Manage property operations within agreed budgets.
Coordinate planned and reactive works by engaging contractors through the purchase order system.
Review works completed and approve invoices via Property Management Software.
Collaborate on budget preparation and review expenditure with senior team members quarterly and annually.
Liaise regularly with commercial tenants regarding property operations and address their concerns.
Oversee service contracts, including negotiation, tendering, and vendor selection.
Prepare property reports for clients and senior team members, focusing on condition and operations.
Maintain planned preventative maintenance programmes and asset registers.
Implement and manage Health and Safety requirements and liaise with insurance brokers.
Conduct regular on-site inspections and document findings thoroughly.
Lead ESG initiatives and upload key property data to ESG platforms.
What You Need to Succeed Essential Requirements At least 2 years experiencein property or building management roles, overseeing operations, commercial tenant relations, and maintenance coordination.
Minimum 2 years hands-on experience with Building Management Software,to effectively manage property operations.
2+ years of experience in administrative property management tasks,including maintaining records for maintenance schedules, preparing operational efficiency reports, and tracking budget or maintenance issues.
Demonstrated experience managing operational budgetsfor at least 2 years, including preparing, reviewing, and monitoring expenditures.
2 years of experience overseeing Health and Safety compliance, including implementing and managing regulatory requirements for building operations.
Proven strong communication skillswith the ability to liaise confidently with commercial tenants, contractors, and stakeholders, addressing operational concerns and managing relationships effectively.
Exceptional organisational abilities,with a track record of managing multiple priorities and meeting deadlines while maintaining accuracy in fast-paced environments.
Desirable Skills Experience in tendering service contracts and vendor management.
Knowledge of ESG initiatives and sustainability practices in property management.
