About the Role:
The Senior Site Property Manager will be responsible for overseeing the management of a portfolio of Cost Rental sites, landbanks and security/facilities services to a best-in-class standard. This includes managing the property teams' delivery of insurance requirements across vacant sites and landbanks, as well as proactively managing property/site associated risks by developing mitigation methodologies.
Key Responsibilities:
* Management of the Site Property Manager team
* Overseeing property teams' management of block/site property management and delivery of insurance requirements
* Administration of risk management and mitigation methodologies
* Monitoring performance of property team and liaising with line manager on staff performance and critical issues
* Setting up OMCs in conjunction with LDA legal teams and advisors
* Handover and transition of new sites and assets from delivery to operational stage
* Procurement of services from agreed supplier frameworks
* Monitoring performance of external property and asset management agents
* Driving standards and value for money service provision delivered by suppliers
* Developing and delivering the LDA's strategy in relation to property management approach across mixed tenure rentals
* Oversight of routine and periodic inspections of sites and assets
* Oversight of compliance matters relating to operation of LDA sites and assets
* Oversight of governance matters relating to site specific OMCs
* Managing and auditing administration of paperwork and processes related to asset management and service provider databases
* Leading coordination between Property and Accounts Teams
* Oversight of preparation of site and land management budgets and production of monthly reports
* Supporting collaboration across the LDA on Asset Management inputs into planning for new developments
* Implementing new property management and related IT systems
* Ensuring portfolio and external contractors comply with applicable legislation and regulation
Requirements:
This candidate will have:
* Minimum 5 years of property/land management experience and within a similar role
* Minimum of three years managing a team of people
* Possesses a PSRA licence 'D' and has property-related educational qualification (ideally)
* Post graduate qualification an advantage
* Excellent relationship management skills (both internal and external)
* Strong strategic knowledge of the residential block management and OMC sector
* Knowledge of public procurement a distinct advantage
* Must have own car and full and clean driving license
