An experienced Maintenance Manager is required to oversee the operation and upkeep of a large shopping centre in Dublin 1. This position involves managing all mechanical and electrical services, maintenance contracts, planned preventative maintenance (PPM), an in-house maintenance team, and external contractors.
Key Responsibilities
* Ensure all plant and machinery are effectively and efficiently maintained.
* Manage the in-house maintenance team, assigning tasks and monitoring performance.
* Supervise M&E and general maintenance providers.
* Maintain and update the PPM planner via the CMMS system.
* Oversee contract tendering processes to ensure cost-effective solutions.
* Maintain accurate stock levels of consumables and spare parts.
* Ensure all maintenance work complies with health & safety regulations.
* Keep the site asset register updated and ensure all plant is asset-tagged.
* Maintain fire register records for maintenance elements.
* Oversee utility consumption and cost efficiency via BMS.
* Support tenants in meeting their maintenance obligations as per the Tenant Handbook.
* Review and approve contractor method statements and risk assessments.
* Maintain updated drawings of new cabling, ducting, and plumbing routes.
* Ensure high standards of housekeeping in plant rooms, workshops, and storage areas.
Requirements
Qualifications: A degree in Building Services Engineering or City & Guilds Electrical Testing & Verification qualification.
Experience: Several years of practical experience in a shopping centre, major retail, or similar large commercial environment.
Technical Knowledge: Strong understanding of key systems in commercial buildings.
Technology Skills: Experience working with BMS and CMMS systems.
Problem-Solving: Ability to troubleshoot and diagnose issues with building infrastructure.
