The Commercial Property Manager is responsible for managing and maintaining a portfolio of commercial properties, ensuring tenant satisfaction, minimizing costs, and maximizing property value. This role involves overseeing the financial performance, physical condition, and tenant relations of commercial buildings, offices, retail centres, and industrial properties.
Key Responsibilities:
* Property Maintenance & Operations:
o Oversee day-to-day operations and maintenance of commercial properties.
o Coordinate regular property inspections and manage preventive maintenance programs.
o Address tenant concerns and maintenance requests promptly.
o Work with vendors and contractors for property repairs and upgrades.
* Serve as the primary point of contact for tenants, ensuring a high level of tenant satisfaction.
* Handle lease negotiations, renewals, and terminations.
* Coordinate and facilitate tenant move-ins and move-outs.
* Resolve tenant disputes and issues, ensuring compliance with lease agreements.
* Prepare and manage service charge property budgets, ensuring costs are kept within budgetary limits.
* Collect rent, service charge and insurance payments, handle delinquencies, and ensure timely payment processing.
* Prepare financial reports for property owners, including income and expense reports.
* Monitor and ensure profitability of properties by controlling operating costs.
* Lease Management:
o Maintain accurate records of all leases and tenant interactions.
o Ensure lease compliance by tenants, including rent payments, use of property, and upkeep.
* Legal Compliance & Risk Management:
o Ensure compliance with all safety, and property laws.
o Work with legal teams to handle any litigation or lease violations.
o Implement risk management strategies to protect the property and its value.
Job Requirements
Required Skills and Qualifications:
* Proven experience as a Property Manager or in a similar role within commercial real estate.
* Excellent communication, negotiation, and interpersonal skills.
* Strong financial acumen, including budgeting and financial reporting.
* Ability to multitask and prioritise in a fast-paced environment.
* Problem-solving skills and the ability to handle difficult situations effectively.
* Ability to maintain professional relationships with tenants, owners, and vendors.
Preferred Qualifications:
* Bachelor’s degree in property or business related field.
* PSRA licence holder
* Experience with commercial lease agreements and tenant relations.
