Site Manager Location: South Dublin, Ireland Salary: €75,000 - €85,000 per annum Company: Leading Property Developer Job Overview: Our client, a well-established property developer based in South Dublin, is seeking an experienced Site Manager to oversee the successful delivery of a large-scale 400-unit apartment development. The Site Manager will be responsible for managing all on-site construction activities, ensuring that projects are completed on time, within budget, and to the required quality standards, while ensuring health and safety compliance. Key Responsibilities: Lead and manage the day-to-day operations of the construction site, including planning, coordination, and monitoring of all on-site activities. Ensure that all aspects of the construction project, from groundwork to final finishes, are completed according to specifications, drawings, and schedules. Oversee site staff and subcontractors, ensuring effective allocation of resources and tasks. Manage and monitor site progress, ensuring that the project stays on track and that any issues are quickly identified and resolved. Ensure all work complies with health and safety regulations and the clients safety standards. Maintain a safe working environment for all site personnel, including the implementation of safe systems of work and risk assessments. Conduct regular safety inspections and manage site audits, ensuring compliance with statutory regulations and company procedures. Monitor the quality of workmanship and materials, ensuring all works are completed to the highest standard and in compliance with relevant regulations and specifications. Carry out regular inspections of the site, identifying areas of improvement and ensuring corrective actions are taken where necessary. Provide daily/weekly site reports to senior management, detailing progress, issues, and any risks or delays. Project Coordination and Stakeholder Management: Liaise with the Project Manager, senior leadership, architects, engineers, and subcontractors to ensure smooth coordination between all teams. Attend project meetings and provide updates on site progress, issues, and potential delays. Develop and maintain good working relationships with stakeholders, including clients, subcontractors, and suppliers. Budget and Resource Management: Ensure the project remains within budget by effectively managing site resources, materials, and manpower. Monitor and report on the procurement and delivery of materials to avoid any delays in the construction programme. Assist in the preparation of reports on financial performance and take corrective action as required. Experience: At least 5 years experience in a site management role within the construction industry, with a proven track record of successfully delivering residential or large-scale developments. Strong experience in managing apartment or housing projects from groundworks through to final finishes.
