Site Manager Residential Development Location: Lucan, Dublin Salary: €55,000 - €75,000 per annum About the Role: We are currently seeking an experienced Site Manager to oversee a 75-unit residential development in Lucan, Dublin. This is a fantastic opportunity to play a key role in the successful delivery of a large-scale residential project. The Site Manager will be responsible for managing day-to-day site operations, ensuring the project is completed safely, on time, and to the highest quality standards. Key Responsibilities: Oversee and manage all on-site construction activities for the residential development project. Coordinate and supervise subcontractors, suppliers, and site personnel to ensure efficient project progress. Ensure all site operations comply with health, safety, and environmental regulations. Maintain a high standard of quality control, inspecting work regularly and ensuring it meets both company and industry standards. Develop and manage the project site schedule, ensuring milestones and deadlines are achieved. Liaise with the Project Manager to report on progress, address issues, and escalate any concerns that may impact the project timeline. Monitor the project budget on site, ensuring that costs are controlled and managed effectively. Maintain and update project documentation, including site diaries, progress reports, and health and safety records. Conduct regular site meetings with subcontractors, suppliers, and the project team to ensure smooth communication and problem-solving. Address any on-site issues or conflicts promptly, ensuring minimal disruption to the construction schedule. Ensure compliance with all relevant building codes, regulations, and quality standards. Foster a safe and collaborative work environment, promoting a culture of safety and efficiency among the site team. Key Requirements: Proven experience as a Site Manager or similar role within the residential construction industry. Experience managing large residential developments, ideally 50+ units. Strong knowledge of construction processes, site management, and quality control. Excellent organisational and time-management skills, with the ability to manage multiple tasks simultaneously. Strong understanding of health, safety, and environmental regulations and their practical application on-site. Excellent communication and leadership skills, with the ability to manage subcontractors and site staff effectively. Ability to work under pressure and resolve problems quickly and efficiently.
