Role Overview
As a Building Services Manager, you will be responsible for overseeing the mechanical and electrical (M&E) elements of construction projects from inception to completion. You will ensure that all building services are delivered to the highest standards, on time, and within budget, while meeting all regulatory requirements. This position is for a new build hotel in Dublin City Centre; experience with hotels and residential building services is a distinct advantage. This is a contract role in the region of 12-18 months.
Key Responsibilities
1. Coordinate M&E services throughout the project lifecycle from pre-construction through to commissioning and handover.
2. Manage subcontractors and consultants to ensure works are carried out safely, efficiently, and in line with specifications.
3. Review technical drawings and specifications, ensuring seamless integration with architectural and structural elements.
4. Liaise with project managers, design teams, and clients to deliver integrated solutions.
5. Monitor site progress, attend regular meetings, and report on status, risks, and issues.
6. Ensure all works comply with building regulations, industry standards, and health & safety guidelines.
7. Lead commissioning and testing activities in collaboration with specialist contractors.
8. Provide technical advice and support to internal teams and external stakeholders.
Requirements
1. Minimum 5+ years’ experience in a Building Services / M&E role within the construction industry.
2. Degree or trade background in Mechanical, Electrical, or Building Services Engineering (or similar).
3. Proven experience managing M&E elements on large-scale commercial or mixed-use developments.
4. Strong understanding of UK or Irish building regulations and health & safety compliance.
5. Excellent communication, coordination, and problem-solving skills.
6. Ability to lead teams and interface with clients, consultants, and contractors.
7. Proficient in reading and interpreting technical drawings and specifications.
8. Experience with commissioning processes and quality assurance.
9. Membership of a relevant professional body (e.g., CIBSE, CIOB, or similar).
10. Knowledge of sustainable building practices and modern energy systems.
11. Familiarity with BIM and digital construction tools.
