Job Description
We are looking to recruit a highly motivated Investment Manager to join our Real Estate team. This is an exciting opportunity for a driven and enthusiastic self-starter, looking to enhance his/her career.
The ideal candidate will work alongside our existing Real Estate Team and all their stakeholders, working on a portfolio of real estate developments. He/she is a highly skilled financial modeller, with an excellent understanding of the local real estate market in Ireland and exceptional communication skills. Reporting to the Director of Finance & Operations, and coordinating the work of 2 analysts, he/she will be responsible for building and developing financial models for current and future Real Estate assets and will assist in enhancing their performance throughout the asset's lifecycle.
Main responsibilities will include, but are not limited, to:
1. Preparing project feasibility analysis, building and maintaining financial modelling including sensitivity analysis, IRR/Cash on Cash calculations, joint venture and debt structuring;
2. Updating cash flow models with latest assumptions on leasing, rental income, operating expenses, and capital expenditures;
3. Supporting senior members of the real estate team in preparing appraisals and reports for Investment Committee, making recommendations for advancing projects;
4. Preparing deal specific proposals to clients and institutional investors;
5. Overseeing the production of financial metrics for inclusion in the bi-annual Investor Reports to clients, ensuring that comprehensive, consistent and accurate data is available at all times for timely inclusion in all reports and updates;
6. Undertaking relevant in-depth industry, market, asset sector research and statistics – qualitative and quantitative – and executing market research projects’ reports against given assumptions to support investment underwriting;
7. Maintaining administrative files for each stage of the process, Risk Logs and any other relevant documentation in support of the projects;
8. Supporting sale process of assets and preparing Data Rooms for investors;
9. Overseeing and coordinating the work of two analysts, fostering a culture of engagement and cooperation, upholding high service and quality standards and with a continuous desire to make meaningful improvements;
10. Ad-hoc analysis and support as required by the wider real estate team and management.
Qualifications and experience:
1. Bachelor’s degree in a business, mathematics, finance or real estate related discipline;
2. Minimum 7 years previous experience in a role which entails business analysis and real estate financial modelling with at least 3 years in a real estate investment firm;
3. Outstanding proficiency in financial modelling is required;
4. The ideal candidate has a deep knowledge of the Irish real estate market and is passionate about real estate;
5. Demonstrable analytical, quantitative, and financial/excel modelling skills;
6. Team player with excellent formal and informal communications skills and interpersonal skills; It is an essential requirement of the role that the successful candidate is fluent in English, both spoken and written;
7. Deadline-driven with the ability to navigate ambiguity and manage multiple assignments simultaneously in a fast-paced environment;
8. Strong interpersonal skills, ability to work with cross functional teams. Ability to communicate and integrate effectively at all levels of the organisation;
9. Excellent problem-solving skills, reporting skills and follow up are a must;
10. Capable of working to tight deadlines and under own initiative;
11. Pro-active/’can do’ attitude is an indispensable skill required for this role;
12. Previous management experience is required.
