Job Purpose
The Real Estate Analyst will support both the development and commercial teams by handling financial modelling, research, and assessing development opportunities. This role is ideal for someone with strong analytical and Excel skills, as well as real estate financial modelling experience.
Key Responsibilities
* Financial Analysis & Modelling: Prepare and maintain development appraisals, including cash flow models, property valuations, investment analysis (IRRs, sensitivity tests), and funding structuring (debt/equity).
* Market and Project Research: Conduct market research and due diligence, analyze property price data, trends, and government initiatives to inform decision-making.
* Investment Reporting: Assist with drafting Investment Memorandums and preparing financial reports for senior management and investors.
* Due Diligence: Support the due diligence process for development transactions, financing, and disposals.
* Business Support: Assist in managing financial appraisals and conduct analyses to support investment decisions.
Qualifications & Skills
* 2-3+ years’ experience in real estate (developer, homebuilder, banking, corporate finance).
* Bachelor’s degree (ACCA or CFA progression a plus).
* Advanced Excel and real estate financial modelling skills; experience with ARGUS/Estate Manager is a plus.
* Strong understanding of real estate development and financial structuring.
* Excellent communication, business, and financial acumen.
* Proficiency in Microsoft Office.
* Knowledge of the Irish real estate market, planning regulations, and construction costs.
